At what point does “I’m just enjoying my music” become a problem for the neighbours? 🎵🏠

Mat Rocker is paying rent and enjoying his home. But after playing music late at night, his neighbour complains to security and the MCST.

The tenant’s argument?

In Singapore, most people live in high-density developments like condominiums and apartments, where neighbours live very close to one another. This means noise from one unit can easily affect others.

🏢 Many condominiums have house rules requiring residents to avoid excessive noise, especially during late hours. Quiet hours are often around 10pm onwards, depending on the development.

If complaints are made repeatedly, the MCST, building management or landlord may step in.

Tenants are generally expected to use the property without causing disturbance or nuisance to neighbours, and similar obligations may also appear in the tenancy agreement.

A tenant installed CCTV inside a 4-bedroom condo to monitor the helper, but drilled into the walls without the landlord’s approval.

At the end of the tenancy, the CCTV was removed and the holes were patched.

But the landlord wasn’t satisfied with the reinstatement.

So who’s right?

Based on a real case from a 4-bedroom condo in Dhoby Ghaut that we manage.

A tenant installed CCTV cameras inside the rental unit.
❌ No landlord’s approval
❌ Holes drilled into the walls

The reason is:
📹 To monitor her helper.
⏳ Fast forward to the end of the tenancy...
The CCTV cameras were removed.
✔️ The holes were patched.

But...
❌ Poor workmanship
❌ Patch marks remained clearly visible on the walls
🔥 That’s when the dispute began.

Landlord:
👉 “I never gave permission.”
👉 “This is not an acceptable reinstatement.”
Tenant:
👉 “The CCTV has already been removed.”
👉 “I’m paying rent, so I have the right to install it.”

⚖️ So who’s right?
Did the tenant simply exercise her rights as an occupant...
Or did she breach the tenancy agreement by making unauthorised alterations?
And is the landlord being unreasonable...
Or simply protecting the condition of the property?
