Is there really a development that is perfect?

Was bringing my buyer for a viewing recently and they seemed to like everything about the development.

Honestly, every projects has its pros and cons.

It is what that matters to you.

For them, everything suits their criteria for this perfect home.

So the pros become magnified and cons doesn’t seem like a concern anymore.

But being on the ground all these time, I still highlighted to them the disadvantages of the development.

So that they are fully aware of what they might face in future.

I take this with great importance.

Because I know sometimes buyers might miss out on the small details.

It can mean nothing today.

But in future, it might be the main concern of others.

That’s why I emphasise a lot on finding the minor details.

For example, an entrance to a project that is not designed carefully might cause a huge jam during peak hours.

It may seem alright for us if we don’t drive.

But for others that drive, they might find it a nuisance.

That’s the reason why I always stress on the importance of the market perspectives.

To find a development or project that suits all.

Because the objections will be lesser when you sell.

Giving you that edge over others.

When theres a good demand, there will be a favourable price to you.

It all boils down to the fine details.

Which is always my focus for all my clients.

Should we appeal to sell our EC?

Recently I came across a few questions on this topic from various readers.

Let's touch on this.

Some people appeal to sell their EC due to various reasons.

It can be due to children or perhaps elderly parents.

So I can’t say if it is worth it to do it or not.

Cos I am not in the position to decide.

But if you want to consider from the aspect of value?

And it is about whether is it financially worth doing it?

I will discourage it.

Cos appeal to sell for pre-MOP EC is very different from a pre-MOP HDB BTO flat.

A pre-MOP BTO - you can sell to anyone that is eligible to buy a HDB in the open market.

For example, you can sell to:

- a young couple that can get grants
- an old couple that want to downgrade from condo or landed
- a PR that wants to start their family in Singapore.

But not EC.

Selling an EC during pre-MOP - you can only sell to someone who is eligible to buy EC from developer.

They need to meet many requirements.

For instance:
- The loan will be calculated based on MSR which makes it a much lower amount.
- They need to be 1st or 2nd timer.
- They need to form a family nucleus

And most importantly, after MOP...

You can sell to anyone and all kinds of people without restrictions.
Only foreigners will not be eligible to buy an EC after the 5-year MOP mark.

So you are able to expand your pool of prospective buyers to a much bigger group after the 5-year period.

Now, if happen to be that your reason on appealing to sell your EC is for a higher price...

Then I encourage you to not do it.

Because you are limiting your pool of future buyers to a much smaller group of people.

And when I say lesser...

It is really a lot more smaller group.
