In Q2 2022, both private residential and HDB resale flat prices have risen at a faster pace compared to the previous quarter amid tight supply, healthy housing demand as well as major new launches boosting the new home sales market.

Private residential prices climbed by 3.5% QOQ, accelerating from the previous quarter's 0.7% QOQ - largely led by the non-landed homes segment which grew by 3.6% QOQ.

For the first half of 2022, overall private home prices have grown by 4.2% since the end of 2021. In Q2 2022, developers sold 2,397 new private homes (ex. ECs) , while 4,236 residential resale homes were transacted.

In Q2 2022, HDB resale prices continued to rise, growing by 2.8% QOQ after slowing down slightly in the first quarter where resale prices increased by 2.4% QOQ.

For the first half of 2022, HDB resale prices have grown by 5.3% since the end of 2021. Meanwhile, the HDB resale market sold 6,819 homes during Q2 2022, slipping by 1.7% QOQ from the 6,934 flats transacted in Q1 2022.

Though Singapore-Malaysia Land VTL (Vaccinated Travel Lane) had commenced on 29 November 2021, the announcement of Omicron as variant of concern by World Health Organisation (WHO) may still deter travelling plans for many people.

🛑LATEST: HDB has today released the current trends for the Public Housing segment for 2Q 2021

Data released by the Housing and Development Board (HDB) showed that resale prices of public housing flats rose by 3% QOQ in Q2 2021, following the 3% QoQ increase in the previous quarter. On a YoY basis, HDB resale values rose by 11% in Q2 2021.With an index reading of 146.4 in Q2 2021, the HDB resale price index is now 2% below the recent peak in Q2 2013.

Wong Siew Ying, Head of Research and Content, PropNex shared “The catalysts that drove the public housing resale volume in Q2 2021 are largely the same demand drivers that we have observed previously, and they included factors such as the delay in the completion of new BTO flats, improved consumer confidence, and more optimistic economic outlook. In addition, with HDB resale prices on the up-trend recently, some buyers may decide to enter the market sooner rather than risk higher prices down the road. Transaction data suggest a fairly broad-based increase in prices as most HDB towns posted average resale price growths from Q1 to Q2 2021.”

These might be some factors that are pushing HDB resale prices higher :

1. Long waiting period for Build-to-Order (BTO) flat due to COVID-19 outbreak in migrant worker dormitories last year, disruptions in the supply chain for construction materials and restrictions on the entry of foreign labour.

2. Strong pent up demand in the private housing market also caused some buyers - especially the sandwich group, who could not afford the high prices in private housing - to look for houses in the resale market according to Professor Sing Tien Foo, director of the Institute of Real Estate and Urban Studies (IREUS) at the National University of Singapore

3.“Ultra-low” interest rate also may have induced more demand in the resale HDB market.

WOW! Another 21 million-dollar HDB resale flats sold in April as overall prices rise fpr 10th straight month.

That's an increase from 17 million-dollar HDB sold in March 2021. However, highest record of 23 Million-Dollar HDb still hold for February 2021.

Will the return to phase two Covid-19 curbs help to underpin demand?

At the same time, HDB will launch some 3,800 BTO units in Bukit Merah, Geylang, Tengah and Woodlands in May 2021 and another 4,900 BTO flats in Hougang, Jurong East, Kallang Whampoa, Queenstown and Tampines in August 2021.
