Choosing the right first step into your property journey is crucial, and the decision-making process can be overwhelming. While BTO was once a popular option for many young Singaporeans, it's important to assess whether it's still the best choice for you today.

Consider your needs and long-term goals carefully. Are you looking for an immediate move-in or a more long-term investment? Are you willing to wait for the BTO process, or would a resale HDB, resale private property, or a new launch property suit you better?

Rental prices are still likely to rise, although at a slower pace than previous year. The larger question that most tenants have in mind is whether rental prices will return to pre-Covid numbers?

With the high rental prices, landlords now have a certain expectation of what their returns should be. Imagine you are a fruit seller in a wet market and you have ten other stalls selling the same fruits. You see your neighbour selling an apple for $1 while you are selling the same apple at $0.70, will you decide to increase your price seeing that he still enjoy sales even at $1? Likewise for the rest of the fruit sellers. Perhaps you might lower it to $0.90 but ultimately, you will not continue selling at the low price you used to.

It is inevitable for the market to accept the new rental 'norms'. But when there is a crisis, there is an opportunity. So if you are an investor, this is a golden opportunity to act now while there are still properties that have low quantum and yet allows high rental yields and high growth potential. Take action quickly before it's too late.

Amidst the current property boom, sub-sale units are worth exploring for buyers. You'll enjoy minimal waiting time for a 'brand new' house with warranty-covered fittings, and generally lower prices compared to recent new launches.

"Is it a good time to sell my HDB now?"

I was asked this question by a client during viewing.
The property market has seen a significant rise over the past two to three years - all "thanks" to COVID. Is this growth sustainable for HDB flats considering that they are intended to be affordable for the masses? Will Singapore govt continue to allow its price to rise that significantly?

The opportunity to capitalise on this "high" is fast dwindling.

So if you've intention to sell your HDB flat, will you rather sell at a high now, or gamble that it may rise further like what we had seen in recent two years?
