Wee glad to help our client sold off her 5rm flat in 1 week at a good price! 🥳🥳

We managed to sell this challenging 4th floor unit at the same price as the 12th floor unit on the same block and above x-value.

The buyer who viewed our unit has put up offer for other unit(with lower asking price and 2 years younger in balance lease) but we are lucky to be able to follow up and convince him that our unit will be more suitable for him. In the end we negotiated for higher offer and sealed the deal.

Client has been thinking of upgrading for some time but due to her hdb price being stagnant for the past few years she is unable to proceed.

Glad that she can finally take advantage of the current peak resale hdb price to cash out and move forward with her plan to upgrade.

Really grateful for our client's total trust in us, giving us space to work, negotiate and even entrusting her house keys to us when she travels 🙏🙏

Next up house hunting when client is back from her Japan trip.

PTL option issued!

Glad to help our seller sold off this 41 years old 3-Rm estate sales unit in 3 weeks above x-value and $15k above the last sold(Mar 23) same blk & flr unit.

The challenges of this unit are it has been empty for some time, unit is not really in move-in condition as can be seen in the photos, direct MRT track facing, CPF and Loan restriction for young buyers and unit is very bare with no built-ins or reno.

During the first week we had to arrange for painting and cleaning work to be done and subsequently started to do some home staging to spruce up and make the unit more homely and try to add some warmth to the unit so it doesn't feel so bare and empty (btw the unit is so empty when we talk inside or the mrt pass by the echo is very pronounced)😅

Compared to normal selling cases this case definitely needed more preparation and effort but end of the day we are very grateful for our client for entrusting us with the unit key since day 1 and giving us full trust and space to work.

Thankfully we are able to help them sell off the unit in 3 weeks and above their expected pricing 😁

Govt to further raise ABSD rates: S’pore citizens buying 2nd home to pay 20%, up from 17%. Their third and subsequent property will go up from 25 per cent to 30 per cent.

Permanent residents buying their second residential property will have to pay 30 per cent ABSD, up from 25 per cent, while those purchasing their third and subsequent property will have to pay 35 per cent ABSD, up from 30 per cent.

The ABSD rate will be raised from 30 per cent to 60 per cent for foreigners purchasing any residential property, while the rate for entities or trusts purchasing any residential property will go up to 65 per cent, up from 35 per cent. This will not apply to housing developers.
