Age 55 is a milestone that quietly reshapes your CPF access - and it can affect your property plans more than most people realise.

✔️ Your OA and SA will be transferred into a Retirement Account
✔️ CPF will take back property proceeds first
✔️ Using CPF for property becomes more restrictive
✔️ More cash is required if buying after 55

Marble polishing for a unit in Costa Rhu. This tenant has been with us since 2016, and found the floor too dull for his liking. He suggested for the polishing cost to be split between the landlord and himself.

Landlord was more than glad to oblige. After all. It’s not easy to find a tenant who takes good care of our properties.

I had the easy task to secure the best and most efficient guys for floor polishing - to help move all the bulky items into the bedrooms.

Doing something therapeutic after a weekend of hectic showflat duty/ viewings.

Built-in ovens break down easily when left unused for a long time. So many owners/ tenants find themselves dealing with power trips once they turn their ovens on (after say 6-12 months of inactivity).

If you’re lucky, this method will revive your oven and save you hundreds of dollars (yes oven repairs are costly).

Step 1: Set the temperature to 50°c using Top and Bottom Heat mode.
Step 2: When the temperature reaches 50°c, increase the setting temperature to 80°c, when the temperature reaches to set point, increase the setting temperature again to 150°c. Once the temperature has reached 150°c, increase the setting temperature to 200°c and once the temperature to reach 200°c, please go on to the next step.
Step 3: For the last step, increase the setting temperature to 250°c and let it stay at 250°c for one hour.
Final step: Turn off the oven.

Most importantly, it is important to turn on/ heat up the oven once every 1-2 weeks to remove any moisture trapped in the heating elements!

Never imagine I could fix a wardrobe rod holder. Managed to level up today. Haha…. The things we do for work. 😂😂 This may seem like a small feat. But for me, a great accomplishment. But still I would rather leave most of such works to my trusty handymen. Sadly, 2 are still on their Lunar New Year break and another is fully booked till next week.

Another tenant who left, leaving the place in a mess.

Landlords often ask “will this tenant take care our place?” Well it’s really hard to tell. Until you get the unit back.

In this case, tenant who left still promised to arrange for cleaning and furniture disposal as his departure was sudden and unforeseen.

So let’s hope he fulfills his obligation. But what’s important is for landlords to have sufficient security deposit for such unexpected “works”

Now let’s hope I find a nicer tenant for this very nice landlord.
