Do the right thing - always do due diligence to check with either real estate agents or HDB if you unsure of the current rules and policies, and never think that you won't get caught. All it takes is one time and the fines are hefty.

Strict No-no's for HDB leases
1. Lease term of less than 6 months
2. Leasing out property BEFORE MOP is up
3. Not occupying the premises during the MOP period
4. Number of tenants occupying the premises exceeds what's allowable

THE Housing and Development Board (HDB) has taken action against about 800 flat owners for lease infringements between 2019 and 2023. Some had failed, for example, to follow the conditions of the Minimum Occupation Period (MOP); others broke the rules on the renting out of their flats. Read more at....

As an agent who is under a year old, I experienced first hand how little value clients place on real estate agent services. Many just try to pay as little comm as possible, it becomes a race to the bottom. It is also very difficult to get them sign the commission form, be it for exclusive or non-exclusive listings.

Most of our "behind-the-scenes" work and costs never get the recognition it deserves. I really wonder why this is the case. Can this be addressed holistically rather than just undercutting each other?

Can any veteran agent care to shed some light on this?

Hello friends! I'm helping a client find a space of about 5000 sqft, with attached toilets, and water points, for their high-end TCM Health Spa and Club concept.

Mall space is not under the consideration because they are looking to open till 3am!

If you know of any bungalows that can be converted to commercial use and allow massage licensed business, please let me know!

We have a unique situation on hand and would love to hear your thoughts on this. My husband and I own a 3 room HDB flat in a very mature estate in Commonwealth that is 57 years old. We had gotten it as our first flat as we loved the area and it suited our budget and lifestyle (and we still do!).

I'm excited for this. This is going to be a game changer. The existing standardised layout of living room, bedrooms, kitchen is so 20th century.

There's a need for customised spaces tailored to new lifestyles and in the dawn of remote working. Spaces like meeting room, recording studio are just two of new space uses for future homes.

Hope the private sector developments can incorporate this as well.
