Another fulfilling home progression secured with an astute client of mine.

Embarking on a targeted home search covering the different neighbourhoods in D21, we considered factors like amenities, schools, supply-demand dynamics and realistic exit prices.

Along with my input and advice, Kenneth and .ong decided to home in on a soon-to-be-completed project in the affluent and serene Pine Grove estate.

This purchase was of course the second half of their journey.
And it was only made possible subject to the sale of their current home in the Lakeside area.
Which was no walk-in-the-park, since there weren’t many similar-sized transactions, and none in our target range.

After crafting a convincing pitch with localised insights, we conducted a period of intensive viewings and worked on a handful of interested parties.
It took some patient but firm negotiation to close out at a then-record price.

We now excitedly await the key-collection to their new property.
Which I’m sure will be home to joyful moments and jubilant celebrations abound for their family.

Raw candid photos of a 1st CNY visit to my dear client’s lovely new home after moving in last year.

This was an upgrade for Patrick and his family in many ways - location & accessibility first of all, size & layout, neighbourhood & surrounding views and more crucially, underlying value & potential.

We moved from a very competitive estate simply by the huge supply of similar offerings.
After a few decent but underwhelming offers, we kept calm, held out - with my assuring guidance - and negotiated for a then-record price.

After a structured and comprehensive home-hunting process, we narrowed down our options to a condo in the Thomson estate.

Well-served by a future CRL interchange station and the evergreen, ever-popular Thomson Plaza.
Anchored by proximity to 2 prominent schools.
Boosted by the upcoming rejuvenation of Bishan regional hub.
Finally, elevated by an immense view of nature reserves and reservoirs.

Thankful for the full trust that Patrick had placed in me.
May this new home bring abundant joy, peace and prosperity to his family!

Had a privileged first look at my clients & stylishly-renovated new pad.
Was wowed with the total transformation of a home with smooth tones, sleek finishes & classy fittings.

We started this journey when they called me for a consult on the potential sale of their 5-room HDB.
And before we met, they had just received a flash offer from another non-related party.
I was extremely upfront and objective and advised it was a worthy offer that they should take.
Knowing full well it meant that I would lose that deal.

Any other self-centred agent would easily have disparaged the offer they had and angled in for the opportunity to work on the sale for a good pay cheque.
Not me.

Eventually they recognised my ethical professionalism, trusted my insights, and decided to engage me for their next purchase.

After rounds of viewings, we snagged an exquisite property in Upper Bt Timah - something we’d not see in the newer, generally cookie-cutter, condo buildings.

This was a unique, rare find - a true corner apartment on elevated ground, orientated to have 3 ‘frontages’ and views of the neigbouring estate.
My clients were happy, and so was I.

Finally, it is with a grateful heart that I wish their family a joyful, peaceful and blessed stay in this forever home.

Collected keys this week with my high-achieving yet humble and affable client-couple, JF & JC.
At their new District 9 luxury home.

This was another challenging transition and home ownership journey I managed late last year.

Characterised by long (and further extended) options, delayed completion, negotiated tenancy termination and early handover.
All of which fully tested my patience, resolve and nerves to see it through.

Ultimately, I had to be adaptable in manoeuvring different scenarios yet resolute in safeguarding my clients’ interests.

I’m deeply grateful to JF & JC for giving me their full trust and support to hand-hold them all the way through.

With their backing and belief in me, we not only secured a higher $psf for their RCR marital home (compared to neighbouring transactions) but also snagged their new residence at great value with deep underlying potential.

I look forward to visiting them this coming CNY.
And may this new sanctuary bring their family peace and abundance in the many years ahead!

Happy to catch up with my dear long-time client Chua who had moved back to Tiong Bahru, his residence-with-a-view.
After a recent period of rental during which I secured the leases and managed the property over two tenants.

On my foresight and recommendation 9 years ago, he and his wife purchased this special home in the Tiong Bahru heritage enclave.
A unique piece of preserved history, at the same time, bustling with vibrance.
Since then, their property has appreciated greatly.

Because of my good read of the market and sound advice rooted firmly in the interests of my clients - an example of which being me dissuading them (at the very last minute) from purchasing a developer launch on higher commission - they have trusted me over the years with property matters and referrals even for their extended family.

I wish them an even more prosperous and fruitful real estate journey to come.

Was an absolute pleasure working with in securing his new home in the East Coast. Visited him recently in his newly-renovated, cosy pad.

Extremely affable and down-to-earth guy.
Grateful that he had trusted me and was open to my advice and recommendations.

We made it a fruiftul few weeks looking at good-value properties.
After his previously disappointing search led by some other self-serving agent.

Really happy that his home had already shown promising signs of realising its underlying potential value in less than 6 months after.
