The rising interest rates are definitely causing the fear of committing to a property.

Every increment of 1% would lead to a $400 monthly difference for a 750k loan. Which would account to $4800 a year thereabout.

Assuming we purchase a 1 mil property .
a Conservative appreciation of 3%/ annum would easily work out to $30k of profit.

If you compare 2 years ago you can still get 3 bedders in the new launch segment for $1.6m but now they are all priced to $2m or 3 bedders in the resale segment for $1m but are all priced in the $1.3M region now.

Amidst the fear of increment hike, if you are still looking to purchase a property, prudent financial calculation will help you to tide through this temporary interest hike that will lead to a bigger capital gain.

Latest Property Cooling measures:

In summary:

1) MAS will raise by 0.5%-point the medium-term interest rate floor used to compute the Total Debt Servicing Ratio (TDSR) and Mortgage Servicing Ratio (MSR).

2) For housing loans granted by HDB, HDB will introduce an interest rate floor of 3% for computing the eligible loan amount. Previously it was 2.6%

3) The Loan-to-Value (LTV) limit for HDB housing loans from 85% to 80%.

4) There will be a wait-out period of 15 months for private residential property owners (PPOs) and ex-PPOs[1] to buy a non-subsidised HDB resale flat. (except for seniors aged 55 and above)

5) MAS will raise by 0.5%-point the medium-term interest rate floor used by private financial institutions to compute a borrower’s TDSR and MSR.

🔴 LATEST Analysis from URA Private New Homes July 2022 Figures: Private new home jumped by 71% month-on-month in July, driven by strong sales at AMO Residence.

Private new home sales rebounded in July as the launch of AMO Residence in Ang Mo Kio helped to lift sales during the month. Developers sold 834 new private homes (ex. Executive Condos) in July, of which 366 units (or about 44%) were transacted at AMO Residence. July’s sales were about 71% higher than the 488 units sold in June, while on a year-on-year basis, new home sales were down by nearly 48% from the high base of 1,602 in July 2021.
