MOE just changed the P1 registration rules starting from year 2027. Phase 2C is going up to 60 places — but at 12 schools, it’s now split into two tracks: 30 places for families within 2km, 30 for everyone beyond.

Here’s what the numbers mean for alumni of these 12 schools: Pei Hwa Presbyterian gets hit the hardest — within 1km, odds of getting your child in Phase 2A drop from 95% to 61%, and beyond 1km it’s already at zero.

I ran the numbers for what this new ruling means for every school in Singapore, not just these 12. If you’ve got a school shortlisted and want to know exactly where you stand, DM me so you can make the right move.

What if you have a property question that the portals can’t answer?

I built my own bot that collects transaction data and stores it on my own server, updating as new transactions happen. No preset charts. No fixed filters.

This means I can analyse almost anything:

“Which projects have unusually high transaction volume for their size — and why?”

“How did this project behave after each round of cooling measures?”

“Which unit sizes in this project hold value best?”

“which condos fall within 1km of my kid’s school — and which of those actually appreciated?”

The past two years, I’ve been running a lot.

The more stressed I got at work, the more I ran.

But somehow
 the number on the scale kept climbing.

I realised you can’t outrun stress, and you definitely can’t out-exercise a poor relationship with food. The more I ran, the more I ate.

So instead of slowing down
 I doubled down by signing up for more races. 😂

Now I’m putting this challenge out there for myself to get back into shape. The aim is not just to lose weight, but hopefully build healthier habits along the way.

This is why $500k in property profits might mean absolutely nothing.

You think i’m drinking orange juice but there’s nothing in this cup.

That’s how most property “wins” get sold to you online — a headline number with no context. $500k in property profit sounds impressive until you find out it took 10 years. $300k profits in 3 years was the better investment.

Freehold doesn’t guarantee returns. Good school zones don’t guarantee a premium. The data proves both, over and over.

I built a framework that strips out the story and just shows you the numbers. ✌
