🚨 MAJOR CHANGES TO SINGAPORE EC RULES (MAY 2026 UPDATE) 🚨

Is the Executive Condominium (EC) still the "sweet spot" for HDB upgraders?The Ministry of National Development (MND) just announced significant changes to the EC scheme to keep affordability in check and prioritize first-time homebuyers.

If you are looking at new EC launches, here is what you NEED to know, effective for sites with tenders closing on or after 8 May 2026:

1️⃣ MOP Doubled to 10 Years ⏳The Minimum Occupation Period is now 10 years (up from 5 years). You must live in your EC for a full decade before you can sell it in the open market or buy private property.

2️⃣ Full Privatization at 15 Years 🔒ECs will only fully privatize (sell to foreigners/companies) after 15 years, instead of the previous 10 years.

3️⃣ 90% Quota for First-Timers 🔑90% of units in new launches are now reserved for first-time buyers for the first 2 years. This gives young families a huge advantage in securing a unit.

4️⃣ No More Deferred Payment Scheme (DPS)
🛑All buyers must use the Normal Payment Scheme (progressive payments). This means higher cashflow requirements during construction.

💡 What does this mean for YOU?

Upgraders: The 10-year MOP makes this a truly long-term home choice rather than a "flip" project.

First-Timers: Your chance of securing a unit at new launches (like the upcoming Woodlands or Sembawang sites) has increased significantly! 📈

Looking for a new launch EC? With prices still climbing (recent launches touched ≈is approximately equal to≈ $1,893 psf), early planning is essential to secure your dream home.
