Thinking of buying your first private home but unsure how much cash you actually need?

Let’s use a $1.5M property as an example.

Your down payment is 25%, which works out to $375,000.

Out of this, 5% must be paid in cash.

That means you need at least $75,000 cash upfront.

The remaining $300,000 can be paid using CPF OA, subject to CPF usage rules.

But that’s not all.

You also need to factor in:

Buyer’s Stamp Duty: around $44,600
Legal fees: around $2,500 to $3,500
Renovation and moving costs: around $50,000 to $100,000
Emergency buffer: always important

The good thing about new launches is that payments are progressive.

You don’t pay everything at one shot.

Payments are spread across construction milestones, which can help with cash flow planning.

But CPF usage, loan eligibility and interest rates must be checked properly before you commit.

Because buying your first private home is not just about asking, “Can I afford the down payment?”

The better question is:

“Can I comfortably hold this property after buying?”

That’s where proper planning matters.
