How much would you pay for convenience? ๐ค
Letโs say nearby resale developments are transacting around $1,500 psf.
Now imagine a brand new development with:
โข MRT right at your doorstep ๐
โข One-level commercial podium
โข F&B, cafes, groceries just downstairs
No need to drive. No need to plan.
Everything is justโฆ there.
So the real question is โ
how much more would you be willing to pay?
From what Iโve observed, buyers donโt just compare price per square foot anymore.
Theyโre asking:
โข How much time do I save daily?
โข How much convenience do I gain?
โข How much better is my lifestyle?
Because over time, convenience becomes a daily benefit โ not a one-time cost.
Thatโs why some are comfortable paying:
โข $1,800 psf
โข $1,900 psf
โข Even $2,000+ psf for the right project
But hereโs the key โ not every project is worth that premium.
Some are overpriced.
Some have better entry points.
Some have stronger upside than others.
