🚨 Thinking of buying an older HDB because it’s cheaper?

A couple recently approached me after finding a 3-room resale HDB for $480,000.

At first glance, it looked like a fantastic deal:
✅ Within their budget
✅ Savings seemed sufficient
✅ Monthly instalments looked manageable

But after reviewing their situation, we uncovered a costly surprise.

Because of their age and the remaining lease of the flat, they were not eligible for the full loan amount they expected.

The result?

💸 They would have needed to fork out more than $90,000 in cash just to complete the purchase.

And that’s before factoring in the renovation costs that often come with older flats.

Thankfully, they sought advice before proceeding.

Although they forfeited their $1,000 deposit, we managed to secure a newly MOP 4-room HDB that required minimal renovation and only about $20,000 cash upfront.

✨ The lesson?

The cheapest property isn’t always the most affordable property.

Before committing to any HDB purchase, make sure you understand:
✔️ Your loan eligibility
✔️ Lease-related financing restrictions
✔️ Total cash required
✔️ Potential renovation costs

A simple affordability check today could save you tens of thousands tomorrow.

When discussing financing options with clients, one question often comes up:

“Should I stretch my loan tenure?”

A longer loan tenure can significantly reduce your monthly instalment, helping with cash flow and providing more financial flexibility.

However, the trade-off is that you may end up paying more interest over the life of the loan.

For example, on a $1 million loan, the difference between a 20-year and 30-year tenure could mean approximately $1,400 less in monthly instalments — but a higher total interest cost over time.

There is no right or wrong answer.

The best loan structure is one that aligns with your financial goals, lifestyle needs, and comfort level.

Most buyers spend time researching prices, locations and financing…

But many overlook one important detail: how they hold their property ownership.

Joint Tenancy and Tenancy in Common may sound similar, but they can have very different implications when it comes to ownership, succession and estate planning.

There is no one-size-fits-all approach. The right option depends on your objectives and family situation.

Before purchasing your next property, make sure you understand not just WHAT you’re buying, but HOW you’re holding it.

$2M sounds like a huge jump from $1.5M…
but are you really getting THAT much more? 👀

At this budget, you could choose between:

🏢 A huge older condo in a central location
🏙️ A newer compact condo near town
🌱 Or a brand new launch with waiting time

So at $2M…
you’re not just choosing based on size anymore.

You’re deciding between:
👉 space
👉 location
👉 condition
👉 and future potential

And interestingly…
paying more doesn’t always mean getting more space.

So which would YOU choose? 🤔

Comment “PLAN” if you want help figuring out what suits your goals and timeline 👍
