"[SINGAPORE] A flurry of hotel conversion proposals have turned up for shophouses located near the Singapore River, with at least seven applications to turn the historic conservation properties into hotels after an easing of planning rules in June.

Most recently, owners of shophouses zoned for commercial use on two lots on South Bridge Road and North Canal Road submitted development proposals to the Urban Redevelopment Authority (URA) for rezoning to hotel use."

Orchard Road's new "3,000-capacity entertainment venue will be known as Grange House, with an opening confirmed for mid-2027.

Originally announced as part of Budget 2026 earlier this year, the venue sits on Grange Road next to Somerset MRT, filling what Live Nation describes as a gap between Singapore's smaller clubs and its large-scale arenas and stadiums. At 3,000 capacity, it's big enough for mid-tier international touring acts, yet small enough to feel like an intimate gig rather than a stadium event."

"[SINGAPORE] The Appellate Division of the High Court has more than quadrupled damages awarded to UOB in its case agains...

"[SINGAPORE] The Appellate Division of the High Court has more than quadrupled damages awarded to UOB in its case against developer Lippo Marina Collection to S$76.1 million from S$17.7 million.

This was after the lender partially succeeded in its appeal concerning fraudulently inflated prices of condominium units that led to it disbursing higher housing loans.

The three-judge panel on Monday (Aug 24) increased the payment awarded to UOB on the grounds of increased damages, as well as pre-judgment interest on the additional sum.

Between 2011 and 2013, UOB extended housing loans to purchasers of 38 units in a condominium development called Marina Collection.

Lippo had conspired with these 38 buyers to artificially inflate the purchase price of these units to deceive UOB into disbursing housing loans to them that were based on the sum stated in the options to purchase.

The 38 buyers were referred by two property agents to the developer, which agreed to grant “furniture rebates” to the purchasers. These rebates were to lower the units’ purchase price from the stated amount to the actual sum.

“As a result of the furniture rebate scheme, UOB disbursed higher loans than it would have had it known of the actual purchase price, and it unknowingly breached the loan-to-value limit,” said Justice Woo Bih Li, who sat on the three-judge panel.

The regulations set by the Monetary Authority of Singapore at the time allowed only an 80 per cent loan-to-value limit on banks when disbursing housing loans.

All 38 purchasers subsequently defaulted, and 37 of the 38 units were repossessed by UOB. The loan granted to one of the purchasers was later restructured, with the buyer making regular payments since.

Why did the damages increase?
The earlier High Court ruling noted that UOB had received rents and repayments; therefore, these were deducted from the damages because they reduced the bank’s overall exposure.

However, Justice Woo found that while this would have been the case if the rents and repayments had been applied to pay the actual purchase price loans first, the loans did not represent the losses suffered by UOB that were caused by Lippo.

“Lippo was only responsible for the excess loans,” the judge said.

“There was no surplus available to be used to pay the excess loans and, hence, no part of the rents and repayments received should have been deducted from UOB’s damages.”

In the initial judgment, the court deducted S$37.2 million in damages and rental income.

The Appellate Division said that the deduction should not have been made. However, the judges excluded S$1.3 million relating to the restructured loan, resulting in a S$35.9 million increase in damages.

Justice Woo noted that UOB was also entitled to interest.

In the initial ruling, statutory interest was stopped in September 2017 as UOB was expected to have started selling the units then.

The judge, in his verdict on the appeal, acknowledged that the bank had indeed “acted unreasonably in not even considering the possibility of selling the units between 2017 and 2023”.

However, he also said that UOB’s unreasonable conduct would not amount to a failure to mitigate.

“UOB could only have failed to avoid the losses caused by Lippo if the valuations of the units in September 2017 were high enough such that, by starting to sell the units in September 2017, there would have been some surplus after paying the actual purchase price loans to reduce the amount of excess loans on which statutory interest was accruing.”

The interest was subsequently set at 5.33 per cent a year, and ran on the additional damages from November 2014 to August 2026.

By the court’s calculations, the interest added about S$22.5 million to the damages to be awarded to UOB.

This amount, together with the original award of S$17.7 million and the S$35.9 million of damages restored on appeal, brings the total sum to around S$76.1 million."

"[SINGAPORE] Shareholders of Nasdaq-listed Singapore company Ohmyhome have approved a 50-to-1 share consolidation, weeks after the company was notified that it no longer met Nasdaq’s minimum bid-price requirement to stay listed on the US exchange.

The consolidation exercise comes some three weeks after the company issued shares to an “accredited investor”, in a direct offering that raised net proceeds of about US$3.63 million.

Ohmyhome, founded by sisters Rhonda and Race Wong, was mainly a real estate brokerage business operating in Singapore and Malaysia when it went public on the Nasdaq in 2023.

It has since fallen into mounting debt and losses, while its shares have collapsed from US$4 a share at its initial public offering. It last closed at US$0.095 on Aug 24.

In June, the company sold its real estate business, structured under a subsidiary Ohmyhome (BVI), to Sterling Oat, a privately held company controlled by the Wong sisters, for US$1. As at Mar 31, the subsidiary’s liabilities exceeded its assets by US$14.8 million, filings showed.

The company now operates as a digital marketing services provider.

It received a notification from Nasdaq in July that it no longer met the exchange’s minimum bid-price requirement of US$1 a share. The notification was based on the company’s closing bid price, which halved from US$0.82 to US$0.41 during the period of May 28 to Jul 10.

The 50-to-1 share consolidation was approved at an extraordinary general meeting on Aug 20, based on a filing with the US Securities and Exchange Commission (SEC).

Under the approved resolution, every 50 Class A and Class B ordinary shares will be consolidated into one Class A and one Class B ordinary share, respectively.

An SEC filing in January said that each Class A ordinary share carries one vote, while each Class B ordinary share carries 100 votes. The par value of each share will increase from US$0.0000001 to US$0.000005.

Based on the 50-to-1 share consolidation, the price of a share which was worth US$0.083 (the closing price on Aug 19) would be worth US$4.15 on a theoretical post-consolidation basis.

Shareholders voted 137,205,154 shares in favour of the proposal, compared with 972,864 against and 36,463 abstentions.

Based on the SEC filings, Ohmyhome completed a registered direct offering on Jul 28 that raised net proceeds of about US$3.63 million.

The offering comprised eight million Class A ordinary shares and pre-funded warrants to purchase a further 12 million Class A ordinary shares.

The warrants have an exercise price of US$0.01 a share and are immediately exercisable, subject to a 9.99 per cent beneficial ownership cap.

The purchaser also has a 45-day right to buy an additional allocation of up to 100 per cent of the Class A ordinary shares and warrant shares purchased in the offering, at US$0.20 a share. Ohmyhome said it intends to use the net proceeds for general corporate purposes.

The meeting also approved amendments to the company’s memorandum and articles of association.

The amendments include changes to the company’s written-resolution arrangements, including allowing ordinary resolutions to be passed by written resolution.

They also cover the retention of Class B ordinary share status when shares are transferred to affiliates or in certain transfers involving a majority of Class B shares."

The consolidation exercise comes weeks after company issued shares to an “accredited investor” to raise about US$3.63 million Read more at The Business Times.

[SINGAPORE] CapitaLand Integrated Commercial Trust (CICT) : C38U 0% is advancing plans to optimise and selectively reconfigure parts of Paragon, including areas currently occupied by department store Metro.

“(Metro) has expressed interest in remaining at Paragon under new retail concept stores, and discussions are ongoing. Feasibility studies are currently under way, and we will share further details once plans are finalised,” said the manager of CICT on Monday (Jul 20).

The latest announcement comes as CICT plans to “further strengthen Paragon’s tenant mix and create opportunities to introduce fresh concepts and experiences”.

Separately, Metro said in a bourse filing that it intends to progressively shift away from operating traditional large-format department stores towards a more flexible retail model centred on “specialised retail concepts”.

As a result, it will not continue operating its existing large-format stores at Paragon and Causeway Point, whose landlord is Frasers Centrepoint Trust, when their current leases expire.

The retailer said it is in discussions with existing and prospective landlords on rolling out new multi-concept stores.

“The group has commenced evaluating potential locations and opportunities with existing landlords as well as other landlords for the roll-out of its new retail multi-concept stores,” said Metro.

“In assessing these options, management will consider, among other things, location suitability, rental terms, financial viability, implementation timelines, and other commercial and operational matters,” it added.

The retailer will continue expanding its retail presence through Grand Brands Asia, its brand management joint venture, which focuses on bringing international lifestyle brands and immersive retail concepts to Singapore.

The retailer is likely to remain in the Orchard Road mall under new retail concept stores Read more at The Business Times.

“Prices of bungalows in GCB areas have remained relatively stable since last year,” notes List Sotheby’s Han.
However, bungalows in favoured locations like Nassim Road are still fetching above $4,000 psf, and newer bungalows in other GCB areas are fetching above $3,000 psf, she adds.
Including transactions without caveats, STRE’s Tay estimates that about 13 GCB deals worth nearly $600 million have been concluded so far this year. Over the same period in 2025, there were 14 GCB transactions with a combined value of about $459 million.
“This shows that higher-quantum properties are being transacted in 2026 compared with last year, reflecting more positive sentiment,” says Tay."

The custom-built bungalow highlights growing preference for turnkey luxury homes in Singapore’s tightly held GCB market.
