THIS CLOSING IS NOT A ONE-VIEW-ONE-CLOSE KINDA STORY, BUT IT TOOK A GREAT DEAL OF EFFORT THROUGHOUT!

Here’s what happened:

A bro back in the air force referred his parents to me on selling the house, and we commenced the marketing exactly 3 months ago. Throughout the 3 months, the viewings were considered healthy in my opinion as there were sufficient enquiries coming in.

Of course, there were challenges for the sale, and I identified them on the onset of the marketing:
• low floor
• corridor unit
• unit needs renovation by next owner
• not within immediate/close vicinity of MRT
• unit is already 38 years old
• resale market has generally cooled off significantly as compared to 1 year ago
• high competition due to several units for sale in the locality

With all these challenges, I knew I had to eliminate these issues as best as I could by qualifying the buyers first. I’d upfront let the buyers/cobroke agents know that my unit is a low floor corridor unit, and would send a video of the unit for their first look. Majority of the buyers who came to view the unit physically gave feedback that though they like the unit, they would still want to continue looking around. We did eventually get an offer shortly after, but it wasn’t the right one.

Do I feel demoralised about this? Of course I do! Do I feel like giving up? Definitely! But as the cliché saying goes - when the going gets tough, the tough gets going! I am very thankful that the sellers are super accommodative, and would always give the house a thorough clean up before every viewing session takes place. I know and firmly believe the right buyer will come along at the right time.

True enough, a very nice and straightforward cobroke agent showed up with the right buyer yesterday. The rest is history.

The unit is now successfully optioned.
