How is Singapore property market after the new cooling measures that is being implemented.

1 The Majority home buyers are not subjected to ABSD, as over 60% of the home buyers between 2013-2016 are not subjected to ABSD.

2.Many foreign investors are known to be high networth, the increase of ABSD is unlikely to cause these deep-pocketed investors to budge.

3.Developers are likely to delay the launches as they re-strategise after the new cooling measures implemented. While the developers may takes a longer time to sell, but very unlikely they will reduce prices, as they have already committed the land cost when they bought the land.

4.Base on research, while the numbers of home supply could rise sharply beyond 2022, it does not appear excessive if spread over a longer term.

5.Economic outlook remains positive, property prices are expected to stay resilient in spite of the latest policy measures.

Cooling measures expected to create short-term volatility but long-term impact should be minimal

The luxury market remains hot as demand far outweighs supply.

Two units at luxury condominium Boulevard Vue were sold in May and June at prices above $4,000 psf. The latest transaction was the sale of a 4,478 sq ft, four-bedroom unit on the 24th floor that fetched $18.27 million ($4,080 psf), according to a caveat lodged on June 25. The other unit — on the 25th floor — was sold on May 7 for $18.18 million ($4,060 psf).

The string of en bloc sales in the traditional prime Districts 9, 10 and 11 since the start of the year has driven land prices to record levels of up to $2,910 psf per plot ratio (ppr). That means selling prices of new launches are likely to touch $4,000 psf, according to property consultants.

Wallich Residence, which sits on top of Guoco Tower in Tanjong Pagar Centre, has hit a new high. Meanwhile, The Sail at Marina Bay still proves a popular project for investors.
