Minister's ideal HDB resale price?

Drop slightly, or stay flat.

That is a useful signal for buyers. It does not mean HDB resale flats suddenly become cheap. It means the ideal outcome is a calmer resale market where serious buyers have more room to compare, negotiate, and make proper decisions.

The key things to watch:
- HDB resale price movement
- BTO supply and application rates
- More MOP flats entering the resale pool
- Any official update on the 15-month wait-out rule

Flat prices can be good news if you are buying carefully. Just do not confuse a calmer market with a fire sale.

The Business Times article on how the ultra-rich buy property has one useful lesson for normal buyers.

It is not "buy like a billionaire".

It is this:

Do not stop at "Can I buy?"
Ask, "What can go wrong after I buy?"

That question matters whether the home is a S$230M Nassim GCB or a S$2M condo.

Before you offer, run the downside test:

1. Live: what will irritate me every week?
2. Fix: what is costly or impossible to change?
3. Exit: what will the next buyer use against me?

Then decide:
Can I fix it?
Can I accept it?
Is it priced in?
Or should I walk?

A nice unit can still be a poor decision if the downside is obvious and the price does not reflect it.

Best chance: Sembawang.
Watch supply: Woodlands.
Still hot: Berlayar.
Likely hardest: Ang Mo Kio and Bishan.

My June 2026 BTO prediction: Ang Mo Kio and Bishan 4-room flats are likely to be the hardest ballots for first-timer families.

Bukit Merah/Berlayar will still be hot, but Prime restrictions may cool demand more than people expect.

If you care about odds, Sembawang 4-room and 5-room flats look like the most manageable, while Woodlands 5-room is the one to watch.

This is a prediction, not HDB's official application rate. Once live application rates open, buyers should monitor the numbers before submitting.
