You have fewer HDB choices than you think.

The number of flats can be very different once you break it down by flat type and town. Some towns have tens of thousands of one flat type. Others have fewer than 100.

This does not tell you which town is cheaper or more popular. It shows where your choices may be wider — or much narrower.

Before you buy, compare:
• available flats
• recent prices
• remaining lease
• buyer demand

More than 24,000 private condo and apartment resales were analysed over the 24 months to August 2026, excluding ECs.

The analysis matched each resale to what the seller originally paid for that exact unit. One result stood out:

District 1 recorded 143 gains and 184 losses. Only 43.5% sold above the seller’s purchase price, with a median gross result of –S$65,000.

This is why prestige is not protection. Before you buy, check the entry price, competing supply and who your future buyer may be — not just the address.

These gain/loss figures are gross sale price minus original purchase price. They exclude stamp duty, loan interest, renovation, maintenance, legal fees and agent commission. The underlying transaction export was not independently reproduced.

Selling your private property and moving to HDB resale?

You may be able to buy immediately — but only if you are buying a non-subsidised resale flat without an HDB loan. The Proximity Housing Grant may still be possible.

Need an HDB loan, other CPF housing grants, a new HDB flat, or a Plus/Prime resale flat? The 30-month wait-out can still apply.

These two freehold resale homes were bought 17 days apart and sold 6 days apart.

The Acacias: S$665,000 gross profit.
Axis @ Siglap: S$305,000 gross profit.

Their entry prices were only 4.7% apart. But The Acacias buyer owned 215 sqft more and entered S$194 psf lower.

Grandeur 8: S$555,000 gross profit.
Parc Clematis: S$181,500 gross profit.

The entry prices were only 8.5% apart, but one buyer owned 506 sqft more.

With about S$1.2M, which would you have shortlisted?

Bought 2 days apart and sold 6 days apart.

One buyer paid S$885,000 for 1,238 sqft at S$715 psf. The other paid S$950,000 for 614 sqft at S$1,548 psf.

Both made money. The Floravale recorded S$565,000 in gross profit. Riverfront Residences recorded S$180,000.

That is a S$385,000 gross profit gap before costs.

This one comparison does not prove that older ECs always beat newer condos. It shows why buyers should compare entry psf, usable space, remaining lease and who might buy the unit next.
