Is Covid really going cause property prices to fall?

Multiple rounds of property cooling measures since 2013 has ensured that property prices have not been artificially inflated and home owners are not over-leveraged.

Many are expecting for property prices to drop due to effects of Covid-19. However, it can be seen that this won't be happening in the near future, at least for the mass market segment.
The government has heavily regulated property prices through many rounds of cooling measures since 2011. Banks are extremely stringent before mortgages are being granted.
As such, a large percentage of property owners won't be pushed or forced to sell at a loss or lower price as a result of being unable to afford the expenses.
