The tender for River Valley Green (Parcel C) has concluded with a top bid of $750.6 million ($1,730 psf ppr) submitted by Sunway MCL and CSC Land Group, establishing a new benchmark land rate for the River Valley and Zion precinct. The site attracted 4 bids, demonstrating that developer interest remains resilient despite this being the fifth GLS site released within the area.

The site is expected to yield about 470 residential units and enjoys proximity to Great World MRT Station, Great World City, Robertson Quay, Orchard Road and the Singapore River. Despite a quieter launch calendar in May, new home sales remained higher than a year ago. A total of 447 new private homes (excluding ECs) were sold, up 43.3% from 312 units in May 2025.

🌊 Coastal Cabana Maintains Positive Momentum

Coastal Cabana was the second best selling project in May. Including May's sales, over 81% of the project's units have been sold since its launch in January 2026. The positive performance may have been supported by recent EC policy changes, as buyers can still purchase the remaining units under the previous framework.

June is expected to remain relatively subdued due to the school holidays and a limited launch pipeline. Congratulations to PGIM Real Estate (Singapore) on the successful sell-out of 108 Robinson Road.

SRI Capital Market, together with CBRE and Savills, was appointed as joint marketing agency during the launch campaign in March 2024. Since then, it has been a remarkable journey witnessing the successful divestment of this freehold trophy asset in the heart of Singapore's CBD.

As a boutique consultancy, we are humbled by the trust and support of Su Lin and the PGIM team throughout this campaign. Being entrusted with the marketing of such a landmark asset was a privilege for our team, led by SRI Capital Market Managing Partner Low Choon Sin, who successfully brokered approximately 50% of the building's strata sales, with transactions totaling close to S$102 million.

The successful completion of the divestment reflects the continued demand for quality freehold commercial assets and the enduring appeal of well-positioned CBD office investments.
