How do the recent price appreciation of Bungalow/Detached houses in D10 and D19 compare?

This chart comparing freehold Detached landed's (resale only, excluding strata/cluster house) quarterly PSF prices between Q4 2019 and Q2 2023.

For D10, the Bungalow/Detached PSF price increased 46% over the 15 quarters, which translated into about 10.6% rise per year.
For D19, the Bungalow/Detached PSF price increased 24% over the duration, translating into 6.4% rise in price per year.

The price gain of D10 detached almost doubled that of the D19 detached. When it come to Detached houses, there is clearly bigger demand in the prime District 10 locale and hence D10 detached could be a better wealth preservation option.
