Housing Board resale flats rose for the 25th straight month last month, with prices increasing by an average of 0.7 per cent compared with June.

Of the 2,363 flats transacted last month, 33 units were sold for at least $1 million.

Non-mature estate like Bukit Batok, Woodlands and Hougang had seen their million-dollar transactions last month.

A 80:20 partnership between UOL and Singapore Land top bid of $671.5 million or S$1,318.27 psf ppr for Pine Grove Parcel A which was just S$800 more than the next highest bid by Allgreen Properties’ Pine II Residential.

Elevated costs and limited inventory could result in new benchmark prices in the private residential market this year, with the average price of some suburban project launches seen trending close to, or crossing, the 𝗦$𝟮,𝟬𝟬𝟬 𝙥𝙚𝙧 𝙨𝙦𝙪𝙖𝙧𝙚 𝙛𝙤𝙤𝙩 (𝙥𝙨𝙛) mark.

Contracts director of Unison Construction, Goh Boo Kui, told The Business Times that construction costs have generally spiked 20-30 per cent from pre-pandemic times, owing to labour and material costs. Transport costs have also increased. Kenneth Loo, executive director of Straits Construction, puts construction costs for a suburban condo with 400-500 units at above S$400 psf of gross floor area (CEA) presently, depending on the finishings. This up from $250-300 psf prior to the pandemic.

Homebuyers have to brace themselves for higher prices as about 71 per cent of developers expect unit prices of new launches in the next 6 months to be moderately or substantially higher the results of a poll revealed.

In terms of future launches and sales, about 65 per cent of developers polled in the Q1 2022 survey expect moderately more units to be launched in the next 6 months, while some 15 per cent anticipate a moderately lower number.

Meanwhile, rising construction costs have joined rising inflation and interest rates as the top 2 potential risk factors in the next 6 months for almost 95 per cent of senior executives in real estate companies.

𝗦𝗶𝗻𝗴𝗮𝗽𝗼𝗿𝗲 𝘀𝗹𝗮𝗽𝘀 𝟯𝟱% 𝗔𝗕𝗦𝗗 𝗼𝗻 𝗵𝗼𝘂𝘀𝗶𝗻𝗴 𝘁𝗿𝗮𝗻𝘀𝗳𝗲𝗿𝘀 𝗶𝗻𝘁𝗼 𝗹𝗶𝘃𝗶𝗻𝗴 𝘁𝗿𝘂𝘀𝘁.

An Additional Buyer’s Stamp Duty (ABSD) of 35 per cent will be imposed on any transfer of residential; property into a living trust, where the transfer occurs from 9 May, the Ministry of Finance announced late on Sunday night (8 May).

The ABSD (Trust) is to be paid upfront when the transfer is made. A trustee may apply for a refund of ABSD (Trust) if certain conditions are met, namely that all beneficial owners are identifiable, that the beneficial ownership has been vested in all of them and cannot be revoked, varied or subsequent conditions.

The application for the refund must be made to the Inland Revenue Authority of Singapore within 6 months after the instrument is executed.
