The Dunearn Road GLS site attracted a top bid of $1,410 psf ppr from CSC Land Group (Singapore) Pte. Ltd., Sekisui House, Ltd. and Frasers Property Phoenix II Pte. Ltd..

The level of participation for a prime CCR site is the highest since the GLS site at Cuscaden Road which attracted 9 bids in May 2018. The bid price is the highest since River Valley Green (Parcel 😎 GLS in Feb 2025.

The Dunearn Road site is the first site to be offered in the new Turf City housing estate within the Stables Commune neighbourhood. This gives the developer a first mover advantage and an opportunity to create a prominent project at the key access point to Turf City estate and along Dunearn Road.

The Draft Master Plan 2025 had provided more clarity on the land usage in Turf City and reduced risks for developers. There will be 2 adjacent sites with commercial use on the first storey which will provide amenities to the new housing area. URA has awarded the tender for the recently closed government land sale (GLS) site at Holland Drive to a consortium comprised of CapitaLand Development (35%), UOL Group (35%), Singapore Land Group (20%) and Kheng Leong Co. (10%).

The 99-year leasehold residential site sits in prime District 10 and has a maximum gross floor area of about 626,650 sq ft. This translates the winning bid to $1,285 psf per plot ratio.

A spokesperson for the CapitaLand-UOL consortium stated that it intends to develop two 40-storey condominium towers accommodating 680 units on the site.
