[BIG NEWS]

As of today 4th July 2025, buyers of any private residential properties will be liable to pay Seller Stamp Duty if they sell within 4yrs (instead of 3yrs) of the purchase.

This is to curb the sharp increase of new launch project buyers who sell their units (Sub-sale) even before construction has completed.

Also, the overall Seller Stamp Duty rates have been increased by 4%.

Was Not Easy..

Previous tenant had left the house in a terrible state. Potential tenants who viewed dared not make an offer.

Assisted my landlord to refurbish the entire place including repainting, repairs and replacement of items like stove, hood, toilet bowl together with deep cleaning which lasted an entire day. (Tenant’s deposit worth $15,400 all forfeited).

Finally managed to rent the house out after 2mths of it being vacant and at a price 30% higher than previous!

So so grateful to the landlords who chose to stick with me during the few months we couldn’t find a new tenant 🙏🏻

[Budget 2023]

Budget 2023 is out and there are 3 main highlights with regards to Property!

1. Buyers of higher-value residential and commercial properties will need to pay a higher Buyer’s Stamp Duty (BSD).

For example, a buyer purchasing a $2mil residential property will pay an additional $5k BSD as compared to before.

2. First timer HDB Resale Flat buyers will enjoy a higher amount of CPF Housing Grant of $30k for 4rm or smaller and $10k for 5rm units.

3. First timer BTO applicants (families with children/married couples below age 40) will receive an additional ballot.

This was a tricky listing with main objections being the obstructed view, lack of sunlight etc and also having to manage the tenants whose lives I am disrupting with no benefit to them.
