Although Landed Homes continue to soar despite Covid 19, 99 years leasehold landed decline and move in the opposite direction as compared to Freehold Landed resale prices.

Industrial property price and rental continue to slide in the midst of the pandemic. So should you sieze the opportunity to purchase some good bargain in the industrial market or stay away from the industrial market at the current of time?

The most important element to your decision would be your holding power. If you have the capability to service your loan while your industrial unit remain not tenanted for a substantial period of time due to competition, it would not be a bad idea to get some good bargain now.

However for most retail investor, I would strongly recommand to stay away from the industrial market as cash flow is one of the most important element for your investment to remain viable!

Shophouse is a special asset class. We have seen an increasing trend for Foreigner and Companies purchasing Shophouse due to it

1)Scarcity: Conservation shophouses are scarce. There are only 6500 units in the whole of Singapore

2)NO ABSD payable or Restriction to Foreigner ownership if the Shophouse is zoned commercial

3) Charming and Unique. The shophouses are cultural heritage and each carries a piece of history of Singapore.

However the quantum of shophouse are generally larger than most condo and some of the Conservation Shophouse have strict requirement to maintain and preserve its Facade thus it leads to high maintenance cost. Generally I would advise retail investor to stay out from Shophouse for a start.

Larger Homes are definately in a higher demand after Covid 19. Many of the Tech firm have ordered their employees to work from Home till early 2021.In my view, there will be some fundamental shift in private housing

1) Large Home with a study room will be higher in demand due to the popularity of Zoom & Online conference.

2) Housing surrounded by parks and reservoir will also be an advantage . Most home owners will prefer to be closer to nature.

3) City Living might lose it appeal due to the increase tendency to work from home. Transportation might not be such a pain as it used to be.

HDB resale prices rebound on the 3rd consecutive month . 2020 Q3 HDB resale prices rose by 1.4%, this made HDB prices rose by 1.7% from the First 9 month of 2020. This was long awaited for most of the HDB owners.

What is Reason for the Increase in HDB Resale price?

1) Firstly there was a Pent up Demand from the Circuit Breaker. Most Purchases were transected after Jul Phase 2 Circuit Breaker.

2) Current Built To Order Flats (BTO) will take a longer time to complete due to the Covid situation. Home owners look for resale HDB as an alternative

3) Enhance Housing Grant announced by the Govt in Sept 2019 also boosted the sales of Resale HDB. Up to $160,000 in grants for Resale Flat as opposed to $80,000 for New Flat has made Resale HDB looked more attractive.

Property Market (Both Private and HDB) continue to defy the market sentiment despite of the uncertainty in the economy !
