🔵Before you think about how to be a millionaire producer, you need to know this FIRST.

When following up with cold or warm leads, there are only 5 possible outcomes:

1. You meet someone with an intention to address their property portfolio but lack the time and priority for it.

2. You meet someone with the intention and time, but they prioritize other activities over their property portfolio.

3. A lead has the intention to change their property portfolio but lacks the time, yet prioritizes it.

4. A lead intends to change their property portfolio, has the time, and prioritizes it—this is the ideal customer. Next, the focus shifts to qualifying them based on their budget, financial capacity, willingness to change, timeline, lifestyle, and logistical aspects. Identifying these individuals and adapting accordingly is crucial.

5. For those without intentions regarding their real estate portfolio, the approach is to offer opportunities and gradually educate them with empowering real estate knowledge. Over time, when the timing aligns, they may return, falling into one of the four categories mentioned earlier.

👍It's important to understand this simple concept, as many may fall into the trap of solely seeking clients with intention, time, and priority.

😅Dismissing those who don't fit these criteria WILL lead to missed opportunities.

🙂However, try revisiting the supposedly "unqualified" list after three to six months often reveals that a significant portion—around 30 to 40%—have taken action regarding their real estate portfolio, just not through you.

🧠This shift in mindset prevents salespeople from solely seeking instant gratification (Deals) and emphasizes the importance of follow-ups and maintaining a resilient mindset when working with potential clients.

An early bird discount is not mandatory by the developer. However, it is usually given to their clients who take action with them.

During most of the launches, buyers who missed the boat asked for the discount to be backdated.

The answer is usually NO.

Have you ever wondered why early bird discounts are not heavily publicised by certain developers on major media? Or could be it something else they have in mind which you and I are not aware of?
