Suddenly, it’s no longer about what you want.

It’s about:

Trust is much harder to rebuild.

电话不接。
信息不回。
人突然消失。

其实大部分人都明白。

生活会遇到困难。
生意会有低潮。
财务也可能出现问题。

还不起钱,不一定最伤人。

最伤人的,是你把曾经帮助过你的人,当成陌生人。

钱没了,可以再赚。

信任没了,可能一辈子都回不来。

But here’s the question most homeowners never ask:

Did your next property go up even faster?

This is what I call:

The Property Gap Problem.

Many HDB owners tell me:

✅ “My flat has appreciated.”

✅ “I’ll wait a few more years before upgrading.”

✅ “I’ll be in a stronger position later.”

Sounds logical.

But here’s what often happens:

Today:

🏠 HDB = $700,000

🏢 Target Condo = $1,500,000

Gap = $800,000

A few years later:

🏠 HDB = $850,000

🏢 Condo = $1,850,000

Gap = $1,000,000

Your HDB increased by:

📈 $150,000

But the condo increased by:

📈 $350,000

The problem?

You became richer…

Yet the upgrade became harder.

This is why many homeowners feel frustrated.

They’ve done everything right.

Saved money.

Built CPF.

Paid down loans.

Watched their property appreciate.

Yet somehow the next step feels further away than before.

Singaporeans love saying this.

As if it’s a bad thing.

But I’ve always wondered…

If I have only $5,000 in the bank, but:

✅ $2 million in property equity
✅ $2 million in investments

Am I really poor?

Or am I just not keeping my wealth in cash?

The funny thing is:

Many people feel rich because they have cash.

Yet they own very few assets.

Others feel poor because they have little cash.

Yet their net worth keeps growing every year.

The goal was never to look rich.

The goal was always to become rich.

What would you rather have?

A) $500,000 cash and no assets

Just hearing those three words makes many homeowners nervous.

I’ve heard comments like:

“CPF accrued interest is killing my profits.”

“I didn’t know I had to pay back so much.”

“Maybe I shouldn’t use CPF for property.”

But here’s the truth:

CPF accrued interest is one of the most misunderstood concepts in Singapore property ownership.

It’s not a penalty.

It’s not money disappearing.

And it’s definitely not something homeowners should fear.

In simple terms:

When you use CPF OA funds to buy a property, CPF assumes that money could have continued earning interest if it remained in your account.

So when you eventually sell, you’re generally required to refund:

✅ CPF used

PLUS

✅ CPF accrued interest

Back into your own CPF account.

Not to someone else.

Not to the government.

To yourself.

The bigger question isn’t:

“How much CPF accrued interest do I have?”

The bigger question is:

“How does CPF accrued interest affect my overall property strategy?”

Because many homeowners focus on one number while ignoring the bigger picture:

“900+ sqft? Too small.”

That’s what a buyer told me when he walked into a 3-bedroom unit.

And honestly?

It’s a comment I hear all the time.

Some buyers see 900+ sqft and immediately decide:

❌ Too small.

❌ Not enough space.

❌ Cannot be worth the price.

But here’s what I’ve learned after more than a decade in real estate.

Most people don’t buy homes based on actual space.

They buy homes based on what they think space should feel like.

Because size alone doesn’t determine value.

Neither does size alone determine how spacious a home feels.

Layout matters.

Location matters.

View matters.

Natural light matters.

Liveability matters.

And here’s the interesting part.

The buyer who eventually bought this unit wasn’t focused on the square footage.

He saw:

✅ The location

✅ The view

✅ The rarity

✅ The long-term value

While others were debating the size…

he was looking at the opportunity.

In the end, this unit achieved the highest transaction among comparable units.

A reminder that the best buyers don’t always buy the biggest home.

Sometimes they buy the home with the most value.

“900多尺?太小了。”

说真的,

这种话我听过无数次。

很多买家一看到:

900多平方尺

马上下结论:

❌ 太小

❌ 空间不够

❌ 不值得这个价格

但做了这么多年房地产,

我发现一件很有趣的事情。

很多人买房,

看的不是空间。

而是数字。

因为房子的价值,

从来不只是面积决定的。

面积大,

不代表一定好住。

面积小,

也不代表一定不值钱。

真正影响价值的,

是:

✅ 地点

✅ 景观

✅ 格局

✅ 采光

✅ 稀缺性

最有趣的是,

最后买下这间房子的买家,

根本不纠结900多尺。

他看到的是:

地点。

景观。

未来价值。

当别人还在讨论面积的时候,

他已经看到了机会。

而最终,

这间房子卖出了同类型单位里的最高成交价。

这些年来我发现:

聪明的买家,

买的不一定是最大的房子。

而是最有价值的房子。
