Anyone familiar with the area? Why is Jardin constantly being sold at a loss?

“The week of Oct 11 to 18 saw the ninth consecutive unprofitable deal at Jardin. The seller incurred a loss of $524,250 from the transaction. He had purchased the 1,130 sq ft unit from the developer in September 2010 at $1,897 psf and resold it at $1.62 million, or $1,433 psf, on Oct 13. The annualised loss works out to 5%. All resale transactions at the project since 2015, where the previous caveats can be traced, have been unprofitable. “

Moreover their profit is very marginal.. why would they make a loss, they are businessmen after all. They have got 5 years to sell. If they are really stuck with all their units, how many of us would have lost our jobs, our savings, the value of our current property would have collapsed. In fact, the whole Singapore would have collapsed.

Would u hope for this to happen? This is probably the best time to buy because interest rates are at an all time low, selling price close to GLS price.

Another successful asset progression completed!

Client contacted us through Facebook with the intention to upgrade. They initially wanted to upgrade from their 4 room HDB to an 5 room flat or EA which cost close to $700K!

As they are still young, we advised them against it and through several rounds of detailed financial calculations, they decided to pen the option for a newly TOP 3 bedroom condo!

Buyers contacted us from our Facebook Ad, they have a newly MOP HDB and intend to upgrade. But Buyers can’t loan 75%, do not want to touch their savings yet want to create a safety net of 4yrs without touching their savings for installments. To be honest it’s 1 of the most challenging cases we have encountered so far. After analysing and many rounds of discussion, finally we pen down a new launch which would enable them sufficient retirement funds should they sell in future. Lightning don’t strike twice, well something does! ! 5% cashier order received!

Why did they chose to buy a new launch instead of a resale which is cheaper? Isn’t it a no brainer to buy resale which is 15-20% than the new launches nearby?
