Know what your goals are. If you have budget constraints and not able to purchase an additonal investment property, but still want your hand in asset progression, do what you need to do.

Most of the time, the environment of your property might not be the most comfortable for you, but possesses great potential for capital appreciation. You might have have to bear with it for the next couple of years before you're able to capitalize on the gains.

Do not be afraid of investing into older or ageing properties. Yes it has lost its first mover advantages, however depending on the location and developments around the area. Such investments might actually be worth while.

1. Although old and ageing the interior and structure integrity of the property still remains in proper condition, hence cost of renovations can be kept at a minimum

2. Mortgage loan must be lower than the rental income.

3. High probability of capital appreciation due to development of infrastructures around the vacinity, etc. Check the URA master plan to be sure.

If older properties do fit these few criterias, it might not be a bad investment afterall. Double check with your agents to ensure you've done your analysis properly.
