Singapore’s property market is entering 2026 on a steady footing. With price growth moderating and new home launches gaining momentum, both buyers and homeowners have plenty to watch. Here’s a quick look at the latest market movements and how they could mean to you.
HDB Market
1. Resale Transaction Volume
Resale transactions fell to 26,169 units in 2025, down 9.7% year-on-year.
2. Million-Dollar Flats on the Rise
High-value transactions increased 54.7%, mainly in mature estates and newer flats, though most resale flats remain affordable.
3. Rental
Rental applications totaled 39,408 units, the highest since 2021.
4. Outlook for 2026
Resale Price Index is expected to grow 2–5%, with resale transactions projected at 26,000–27,000 units.

According to the Urban Redevelopment Authority (URA), private home prices rose by 0.6% quarter-on-quarter (q-o-q) in 4Q 2025, extending the steady pace of growth comparable to the previous quarterly increase of 0.9%.
