Singaporeโs property market is entering 2026 on a steady footing. With price growth moderating and new home launches gaining momentum, both buyers and homeowners have plenty to watch. Hereโs a quick look at the latest market movements and how they could mean to you.
Private Property Market
1. Prices
Private home prices edged up 0.6% in 4Q 2025, while the Core Central Region saw a slight dip as fewer units changed hands, yet select launches still sold strongly.
2. Transaction Volume
New Sales
Developers sold 2,940 new homes in 4Q 2025, with strong demand for city-fringe and central projects, while EC supply remained limited.
Resale & Sub Sale
Private home resale stayed resilient in 4Q 2025, with 3,529 transactions and full-year sales steady at 14,622 units, despite a slight dip in sub-sale activity.
Landed
Landed homes remained in demand in 4Q 2025, with prices up 3.4% and transactions rising 4%.
3. Rental
Private property rents eased slightly in 4Q 2025, with overall annual rents up 1.9%, and new supply set to keep rents stable.
4. Upcoming Launches
Nearly 12,000 new private and EC homes across various locations and price points will hit the market this year, with Newport Residences & Narra Residences currently previewing.
5. Outlook for 2026
Singaporeโs private residential market is set to stay resilient, with healthy demand, moderate price growth, and 19 new private developments plus 5 EC launches expected.
