Five years ago, the average price of a 4-room flat in Toa Payoh was around $550,000. Today, that same flat would cost about $861,000 — a jump of approximately $311,000 over five years.

Similarly, five years ago, a three-bedroom condo at Trevista averaged $1.32 million. Today, it’s valued at around $1.84 million, assuming 1,000 square feet for both the HDB flat and the condo. This represents an increase of about $520,000 over the same period.

The question is, which asset is better to hold?

• The HDB flat saw a price increase of $311,000, or 56.5%.
• The Trevista condo appreciated by $520,000, or 39.4%.

While the condo provided a higher absolute gain, the HDB flat had a higher percentage increase. The choice between the two depends on your financial goals.

If you’re seeking higher percentage growth with lower upfront costs, the HDB flat might be a better option.

On the other hand, if you’re looking for larger absolute returns and greater investment flexibility, the condo could be the stronger choice.
