Looking at the photos above, which house are you more likely to purchase? The before or after?
Have you watched “Selling Sunset’’ before? If you have, you probably might be familiar with the term “home staging”.
Home staging is a process in which a house is given a facelift that includes but is not restricted to the following:
- Repainting of the house
- Decluttering
- Replacing current worn out furniture with new, trendy furniture
The photos are of a unit at River Isles that we sold in 2019. Initially, we had asked for permission to do home staging but owners decided against it saying that the unit will be able to be sold without.
However, with no offers after 4 months of marketing, they decided to try it out. Within a month of marketing with the new decor, we sold the unit to a buyer who had actually viewed the unit in its original condition before. They didn’t realize it was the same unit until they arrived and decided to make an offer on the spot.
Just as how people make purchases of new houses that have yet to be built based on floor plans and showflats, it shows that the process of purchasing a house is still very much an emotional one as much as it is a logical one. Even though they know that eventually the new houses will not come with what is shown in the showflat, they still pen down a unit based on how good the showflat made them feel.
This is exactly what happens with home staging for resale units. Buyers will buy a unit that looks and makes them feel good.
Clients do not have to be concerned with the cost of home staging as it would have been incorporated in the commission agreed between the agent and client.
