Three of my clients had upgrade plans fall apart last year. Same culprit each time. CPF.

The thing about CPF is it limits you in ways most people only find out at signing. Your loan caps at the bank's valuation, not the seller's price, so any premium comes out of cash. Whatever CPF you put into your HDB has been growing at 2.5% a year, and every bit of it goes back to your account before you see any of your sale profit. And if the place you're buying doesn't keep you covered to age 95, your usable CPF gets cut down hard.

By the time the bank tells you, the deal is usually past saving.

Most agents have your condo on the portals within 48 hours of meeting you. I take a week. Some sellers don't have the patience for that and pick someone faster. Fair enough.

In that week, I pull every URA caveat within 500m of your project. I work out where your psf sits against the real median, with floor, view, and layout properly adjusted. Then I figure out who's actually shopping in your district right now and what banks will lend them.

Sounds boring. It's what decides your final sale price. A listing that opens badly never quite recovers.

I had a buyer last week stuck between two units in the west. Le Quest at $1.70M, a 2020 condo. Tengah Garden Residences at $2.10M, fresh off launch. About a 400m walk between them.

He assumed the new launch was the better buy. Most people do.

We ran the math. At OCR's historical 5% growth, five years out, Tengah lands around $110K ahead. Not bad until you remember it cost him $400K extra in cash upfront to get there.

He picked Le Quest.

That feeling is where the mistake usually starts.

Both options looked clean on paper. Both fit their family stage. Only one had a problem hiding inside their current home.
Boutique condo. No resale sales since launch in 2019. That single fact changed which fork I told them to take.

The move is simple to describe. Exit when your area has had its turn. Step quietly into the next one. Do the same thing again when that district peaks.

The ex*****on is where most people fall apart. If your income wobbles or you can't sit still during a mid-cycle dip, you'll blink early and break the whole thing.
