Right now, someone you have never met is quietly deciding how much your flat will be worth in 2040.
They are not born yet as a buyer. But when you sell that big older resale flat 15 years from now, they are the one who has to say yes. And here is the twist. They will want the exact same things you want today. Full CPF usage, a comfortable loan, and maximum flexibility.
The problem is the flat you fell in love with for its space is getting older with you. A shorter remaining lease quietly limits their CPF, their loan, and their choices. So the day you want to right size, the pool of people who can afford your home is smaller than you think.
That is the part most buyers miss. The question was never whether someone likes your flat. It is whether enough people can still afford it. And when your buyer pool shrinks, your negotiating power shrinks with it.

Everyone is waiting for prices to drop before they upgrade. Here is the quiet problem with that.
The condo you are hoping to move into is waiting for prices to drop too. So while you sit on the sidelines, your next home keeps drifting further and further out of reach.
After 10+ years guiding Singapore homeowners, I can tell you the biggest mistake is almost never buying at the wrong time. It is having no plan ready when the right opportunity finally shows up.
That is why I work the other way around. Before we talk about any unit, we map three things first:
the numbers, so you know exactly what you can move with
the timeline, so nothing catches you off guard
your exit strategy, so this home sets up the next one

ā€œNew launches are just too expensive.ā€

I hear this almost every week.

And honestlyā€¦ when some new launch condos are priced 20ā€“40% higher than nearby resale projects, I understand why people feel that way.

But hereā€™s the questionā€¦

If theyā€™re so much more expensiveā€¦ why are buyers still choosing them?

The answer isnā€™t as simple as ā€œbecause itā€™s brand new.ā€

Smart buyers donā€™t just compare todayā€™s PSF.

They ask:
šŸ“ˆ Will this become the new benchmark for the area?
šŸ—ļø What transformation is happening nearby?
šŸ” Will future buyers still want this layout?
šŸ’° Is rental demand likely to stay strong?
šŸ“Š Am I paying a fair priceā€”or just following the hype?

Not every new launch is a good buy.

Some are excellent opportunities.

I break down the developerā€™s land cost, estimated breakeven price, nearby resale transactions, future supply, rental demand, and most importantlyā€¦

How youā€™re likely to exit the property in the future.

Because the real question isnā€™t:

ā€œWhy is this project more expensive?ā€

ā€œWill someone be willing to pay even more for it when itā€™s my turn to sell?ā€

The listing price is never the real price.
When you sell one home to buy the next, a handful of costs quietly stack up, and none of them appear on the ad:
ā€¢ Resale levy. If your current flat was subsidised, you may owe this back when you buy your next subsidised property.

ā€¢ ABSD. Additional Buyerā€™s Stamp Duty can run into the tens of thousands if timing isnā€™t planned around your sale.

ā€¢ Lease decay. An older flat can be losing value in the background while youā€™re still living in it.
