Why Selling & Buying Before 55 Can Change Your Retirement Story

Many homeowners only realise this too late.

Turning 55 doesn’t just mean a birthday milestone β€” it can quietly change how much cash and CPF you’re allowed to keep when you sell and buy your next home.

Especially for those who cannot meet the CPF Full Retirement Sum (FRS).
This was exactly the situation Sis Suria was facing.

She reached out to me after watching one of my videos explaining CPF FRS.
For almost 8 years, she had been self-employed β€” meaning her CPF savings were modest.

She already knew that if she sold and bought after 55, a large portion of her proceeds would be locked back into CPF to meet FRS.

And she didn’t want that.

Sis Suria a spinster, co-owned a 5-room flat at Blk 841 Yishun Street 81 with her late father, purchased more than 25 years ago. After his passing, the house no longer felt like home.

Her three siblings had all settled in the east, and staying alone in Yishun felt emotionally heavy and unnecessary.

She had already tried selling for 3 months with another agent, but there were no results.
No urgency. No clear strategy. No outcome.

Because of proper planning, she was still eligible for a second HDB loan.
She took a very small loan, kept more cash on hand, and wisely invested part of her proceeds instead of locking them away unnecessarily.

Not everyone needs to downgrade.
Not everyone needs to upgrade.
But everyone approaching 55 needs the right advice β€” before decisions become limited.
