🔥 FED HIKES RATES, WHAT DOES IT MEAN FOR SINGAPORE PROPERTY?
The US Federal Reserve has raised interest rates by 0.25%, bringing its benchmark range to 3.75%–4.00% and another hike may still come this year.
Here are 3 important Singapore property signals:
📈 INTEREST RATES
Singapore mortgages do not move in lockstep with the Fed, but SORA and home-loan packages may still feel upward pressure.
🏗️ RECORD SIN MING LAND BID
The Lorong Puntong/Sin Ming Avenue site attracted 7 bids, with the highest reaching a record $1,612 psf ppr for a pure residential RCR site.
Future launch prices could potentially be around $3,000 psf or higher.
🏠 NEW HOME SALES FELL 79%
Only 153 new private homes were sold in August but this was mainly because there were barely any major launches, not necessarily because demand had disappeared.
✅ BUYERS
Review your loan affordability and stress-test for higher repayments. Focus on value and holding power….
✅ SELLERS
Buyers remain active but increasingly selective. Pricing and Strong presentation are essential…
✅ INVESTORS
Do not chase prices based only on record land bids. Study the entry price, rental yield, future supply and exit strategy carefully.
