Every corner of this home came with a discussion.

Some were easy.

Most weren’t.

Should we keep this wall?
Should we open up the space?
Should we prioritise function or aesthetics?
Should we spend a little more now or regret it later?

The funny thing about renovating a home is that you’re never really choosing materials.

You’re choosing how you want your family to live.

How guests will feel when they walk through the door.

How conversations happen around the dining table.

How welcoming a space feels after a long day.

That’s probably been the biggest lesson in this journey so far.

A good home isn’t built by expensive finishes.

It’s built by hundreds of small decisions that reflect the people living inside it.

We’re still not done yet.

There are still decisions to make.
Still dilemmas to solve.
Still plenty of second-guessing.

But slowly, it’s starting to feel like home.

And I can’t wait to bring you along for the rest of the journey.

So much news on the new cooling measure for EC. Where are your last opportunity to get an EC without being tied by the new policies?

New cooling measure for EC with tenders closing from May 8.

Like HDB flat prime and plus location which currently has a 10 years MOP, the increase of MOP for EC seems align with this HDB policy.

What’s alarming is the high percentage allocation to first timer for 2 years. It deters HDB upgraders from buying their first (executive) condo. Now the first time buyers have to think carefully if one should buy a HDB or EC. And mind that there’s no more deferred payment scheme. So your cash/CPF and bank loan need to support the purchase. Also EC buyers are subject to MSR unlike private condo buyers who are subject to TDSR which lets you borrow more.

Most people think the biggest risk in property
is making the wrong decision.

But after going through it myself,
I realised something else.

Sometimes…
the bigger cost comes from waiting.

Not because waiting is wrong —
but because the market doesn’t wait with you.

Land prices move first.
Developers respond next.
And by the time it feels “safer” to enter,
you’re often stepping in at a higher point.

That was something I didn’t fully understand back then.

And it’s also something many homeowners today
are still going through.
