HDB resale prices up 2.9% in Q4; biggest quarterly rise in 9 years

For the whole of 2020, resale prices rose 4.8 per cent.

Ms Sun expects the prices of HDB resale flats to rise another 2 to 5 per cent this year as the Singapore economy gradually recovers in the second half of 2021.

This includes allowing buyers greater flexibility in using their Central Provident Fund (CPF) to buy older flats and the introduction of the Enhanced CPF Housing Grant (EHG) up to $160k for eligible buyers, which has a raised monthly income ceiling to $12k and simplified grant structure.

The Housing Board said home buyers keen on the 1,785-unit UrbanVille @ Woodlands project, a five-minute walk from Woodlands MRT station, will have to wait the longest, at around 62 months.

The volume of resale private non-landed homes changing hands nearly doubled in July, with about 978 units sold compared to 496 units in June.
the transaction volume last month showed the condo resale market has made a full recovery from the effects of the circuit breaker.
July prices for CCR and RCR resale units had decreased by 1.7 per cent and 1.4 per cent respectively.

Units in the OCR had increased by 1.6 per cent.
