The Thomson-East Coast Line (TEL) is not only the newest MRT line, it is also a game changer. The TEL connects the North Region of Singapore with the Central and East Regions. It has not only provided the previously underserved East Region with convenient access to the MRT network, but also spurred the development of more residential projects in the North Region. Furthermore, the TEL offers the North and East Regions direct connectivity to the CBD and Orchard Road.

Among the TEL stations completed under Phase 2, only Lentor, Bright Hill, and Upper Thomson MRT Stations have completed 99-year leasehold condos within a 500m radius (see Table 1). At the time of writing, the other three stations —Springleaf, Mayflower, and Caldecott — do not have any completed 99-year leasehold condos within the same distance. However, there are upcoming leasehold condos near Mayflower and Springleaf MRT Stations, which will be discussed below.

An examination of the average resale prices of 99-year leasehold condos near the three MRT stations reveals that the completion of the stations in 2021 gave a boost to condo prices. The highest increase was seen for condos near Lentor MRT Station, which recorded a combined average price growth of 34.7%, followed closely by those near Bright Hill MRT Station, with a combined average price growth of 32.6% (see Table 1).

Meanwhile, several new developments are being constructed near Lentor MRT Station. One integrated development and five condos are currently under construction. These six developments will yield a combined total of 2,954 condos units, with only 105 units are still available for sale. Additionally, one GLS site has been awarded, and the tender for another is expected to be launched in December. The successful transformation of Lentor is expected to spill over to nearby Springleaf, with the upcoming launch of Springleaf Residence.

By extending the SSD by one year, potential resale supply that might have entered the market in 2028 could be deferred to 2029 and beyond.

This could help the market absorb the units completing in the next few years without oversupply in any particular year, supporting price stability over the longer term.

The last image on this series features a table of products that have moved in a slightly tepid market.

New homes sales were once again sluggish in August, after transactions rebounded in July. The weaker sales volume was mainly due to a lack of new projects being launched, as well as the seasonal lull owing to the lunar Ghost Month. PropNex anticipates that developers’ sales in September could see some slight improvement with the upcoming launch of the 158- unit 8@BT, which is within walking distance to the Beauty World MRT station. Beyond September, other launches that could potentially come on include Meyer Blue, Union Square Residences, Bagnall Haus, Emerald of Katong in Jalan Tembusu, Nava Grove in Pine Grove, Norwood Grand in Champions Way, the Chuan Park, Aurea in Beach Road, and the mixed- use project to be built on the Marina View white site.

Overall, new private home sales year-to-date have been relatively modest amid limited major launches. Homebuyers have become more discerning and are drawn to projects with a lower price quantum. With a steady pipeline of launches still to come – including projects with a sizable number of units - there will be buying opportunities. In addition, the keenly awaited US Federal Reserve policy rate cut, which could happen as early as this week (FOMC meeting on 17-18 September) may help to lighten debt burden and make borrowing more affordable if it comes to pass.

A rate cut should help to lift sentiment somewhat, and could also potentially encourage some property buyers on the sidelines to return to the market. Meanwhile, the improved economic prospects and the still tight labour market are also supportive of the property segment. All things considered, PropNex remains relatively optimistic about new home sales in the last few months of 2024.

Having our meal inside a colonial style conserved building is definitely a treat for our senses.

These reinforced concrete bungalows were built in the 1950s to house British military personnel and their families. After the British military withdrew from Singapore in 1971, the bungalows in Rochester Park went under the government’s care and were given conservation status in 2010.

With only 500 remaining in Singapore, these iconic heritage bungalows have been repurposed into a must-see F&B destination.

DID YOU KNOW: Historically, groups of Peranakans resided in several different locations, notably the Neil Road, Tanjong Pagar, Emerald Hill and the Joo Chiat, Katong areas.

Joo Chiat/Katong: The area’s association with the Peranakans can be traced back to the early 20th century when many Peranakan families from the Neil Road/Tanjong Pagar area shifted there.33 Since then, the area has been closely linked with the Peranakans.34 The Peranakan influence can be seen in the facades of many of the residential houses located on Koon Seng Road and in the Peranakan restaurants still found in the area.

An outstanding feature of Peranakan culture is the cuisine, which is also known as nonya food after the ladies who cook it. Peranakan cuisine has strong Malay and Indonesian influences, which can be seen in the use of rempah (spices) and coconut milk. Pork is an oft-used ingredient in nonya cooking, unlike in Malay cuisine, where its use is strictly forbidden. Some of the signature nonya dishes include babi pongteh (braised pork with salted bean paste), ayam buah keluak (chicken braised in a thick, spicy tamarind gravy with buah keluak nuts) and beef rendang (beef stewed in coconut milk and spices). The nonyas are also well known for their sweet cakes, often referred to as nonya kueh. In the past, most nonyas were expected to know how to cook as this skill was seen as an accomplishment.

In Singapore today, the term “Peranakan” generally refers to a person of mixed Chinese and Malay/Indonesian heritage. Many Singapore Peranakans trace their origins to 15th-century Malacca, where their ancestors were thought to be Chinese traders who married local women. While some Peranakans have retained their cultural practices, many have assimilated into the larger Chinese community today.
