Quite a few of the banks are putting up promotions at varying tenures. If you are concerned about your funds, do take heart that if a Deposit Insurance (DI) Scheme member bank or finance company fails, all of your insured deposits with that member are insured up to $75,000 by the Singapore Deposit Insurance Corporation.

Prices for Housing Board resale flats rose for the 24th straight month in June even as fewer units were sold in non mature estates climbing.

HDB resale flat prices rose 1.2 per cent last month, a quicker pace compared with May's 0.5 per cent, according to flash data from real estate portals 99.co and SRX yesterday.

𝗟𝗘𝗔𝗦𝗘𝗛𝗢𝗟𝗗 𝗩𝗦 𝗙𝗥𝗘𝗘𝗛𝗢𝗟𝗗 𝗣𝗥𝗢𝗣𝗘𝗥𝗧𝗬 𝗙𝗢𝗥 𝗜𝗡𝗩𝗘𝗦𝗧𝗠𝗘𝗡𝗧

Recently I was discussing with a client on his plan to purchase a private property as an investment. He was considering on whether he should be going for Freehold or Leasehold property.

Factors that we need to consider such as:

1) Brand New or Resale
2) Affordability
3) Rental Yield
4) Duration of the Investment Plan

Both Freehold and Leasehold properties are on the upward trend with Freehold having a higher percentage increase. But do note that there’s also a premium paid for Freehold over Leasehold.

For the tenants, they wouldn’t be considering whether the unit is a Freehold or Leasehold property.

The factors that will be in their mind would likely be:

1) Locale
2) Condition of the Project and its facilities
3) Condition of the unit
4) Nearby amenities
5) Accessibilities

As it’s not for his own stay, the main consideration for his selection would be the potential growth of the project and rentability. Important note would be the Exit strategy when he decides to sell and reinvest his money.
