🏙️ Tengah Garden Residences cleared 853 of 863 units in 48 hours. Vela Bay hit 72% on day one. Both numbers look like a green light to rush the next launch.

]\They're not the same story. TGR was the first private condo in Tengah, priced near EC levels, with a big MOP cohort waiting next door. Vela Bay is the first private launch the Bayshore precinct has ever seen, at $2,886 psf, pulling from a totally different buyer.

One project selling out doesn't tell you anything about the next. Agents use it that way anyway.

Just thinking.

If a simple bowl of Yong Tau Foo is now $11, is it really surprising that HDBs are crossing $1 million and condos are crossing $2,000 psf?

Property prices don’t move in isolation.

They move with wages, construction costs, land costs, and the cost of living around us.

🏠 Property headlines are calling 2026 the best year to upgrade in a decade. The data backs part of that. 13,480 flats clear MOP this year, almost double 2025. ABSD is still 0% for first-time SC private buyers. Fixed rates sit between 1.55% and 2.40%.

🛑 But about 1 in 3 of my clients shouldn't move right now. Thin loan buffer if rates reset higher. Soft flat attributes, so equity hasn't peaked. No real plan for where the family lives during the 3 to 4 year wait for TOP.
