My friend, if you have read about my story in The SME Magazine (November 2010 issue), you would have understood what it feels like to be constantly struggling to stay afloat despite doing the something that you like. That was how I started my real estate career in 1992, fresh after completing my National Service. I struggled for years & was almost made a bankrupt, not once but twice but I persevere & after almost three decades in the real estate business, I am glad my determination paid off!
In my first few years in the business, I found out that for many real estate agencies, their main focus is on "profits & turnover". Everyone is just recruiting & building up their numbers but not providing sufficient training, guidance & support to the newbies. While some who did well may have a glamorous story to spin, but for many who did not succeed, their story is always somehow similar. They are either recruited by a real estate manager or responded to some advertisement. After paying a few hundred bucks, they went through a few days of training. Thereafter, they are either assigned to a team manager or left on their own. Being assigned to a manager does not give you the assurance that you will do well if the manager does not have your interest at heart! Take myself, for example, I had a manager Evan Lim back in 2002, who attempted to undercut me which I found out through my seller. The case was escalated to higher management but no action nor warning was given to him because he is one of the top managers in the company. Things obviously did not turn out well between both of us & I subsequently move on to another agency. Thanks to Evan, I understood the flaws in the real estate business & told myself that one day, if I ever set up my own agency & lead a team, I will do it only with good & honest intention.
In 2005 I set up AC MacGyver Pte Ltd, a boutique real estate agency in Orchard Road. Our primary focus is not to be the largest group but rather to be the best in our industry whereby all sales team are well-versed, well-trained & competent to provide the very best real estate services to our highly valued customers. I stood by my belief that no one should recruit anyone & then leave that poor chap to struggle without any support; just as no parents should give birth to a child (on their own accord) & then abandon the child on the street. Agree? By the way, AC MacGyver was rebranded as Coldwell Banker Realtors Pte Ltd in the later years before Hersing Corporation sold off their real estate division in 2013.
So you may wonder, what has changed after almost three decades in the real estate business? In today's competitive market, anyone can be an average real estate salesperson but to be outstanding, there are three elements that you cannot overlook & they are opportunities, personal development & technology. And why did I chose PropNex after talking to so many agencies? Well, that is a long story & definitely something very positive if I have the chance to share with you one day but moving forward, this is what I have to share with you. In the near future when the real estate industry becomes more sophisticated, the number of real estate agents is bound to decline. It is an undeniable truth that it will become survival of the strongest! If you take a moment to ponder & ask yourself, do you have what it takes to propel into the future or will you become obsolete like many others?
