Huttons RTD-Fendy Lee Group Hi, im Fendy Lee from Huttons Asia Pte Ltd. I joined Huttons in late August 2013, was in this industry with other agencies since 2007. Why i came over?

Typically, who i work with are Leaders, Managers, Opportunist, i help them assess their strategies, tactics and beliefs about creating not just 6-figure income, and a success business that they learn to position themselves as a Leader in Real Estate. Recently have gotten Huttons Top Producer award, i told myself i must make sure to earn at least $25K per month in this new agency, and i have made i

t in short period of time. I am not as good as what you see from here. I am just like anyone who started as a Real Estate agent. Personally, i started after my National Service from Airforce, with saving only $5,000. Fully spent in this business within 3 months for all my business expenses. Didn't manage to clinch a deal then. However, my friend supported me, refer his aunty and have me sell her place. Luckily i got my 1st deal then, but still not enough for me to survive through the 1st 2years in this career. I went to working life in that period of time, work in Singtel 8am-5pm weekdays, and run my appointment in weekend. Manage to pull through then. After that 2 miserable years in Real Estate career, i made myself a name in an Estate, Punggol. Then slowly expanded to Sengkang, dealing mostly HDB in that area. My best year then was 88 transaction in 2010, and i also got married, bought my HDB in Punggol and own my dream car Mini Cooper. That was a great year for me. In 2013, resale market was slow for me, i didn't manage to maintain my income, expenses over head too high for me, i couldn't keep up and its another low time for me, sold my Mini Cooper and restart my whole entire career with Huttons Asia Pte Ltd. At first, i didn't even want to move out of comfort zone, i realise many TOP realtors are not doing Resale, they are mainly doing NEW LAUNCHES, selling projects by Developers, who willing to pay high to agents. I asked myself this question, if someone in this trade can do, i also can do it too! And i believe it and did it myself too. Game in Real Estate

Its about this mentality in myself, i created games in this Real Estate Career, and i want to win it very badly in every challenge i face. How does this Game work?

1) Create a Character in your game: in normal RPG game, we have many different choices in character, such as Wizard, Knight, Archer, Healer, Babarian, etc. Its the same theory in this career too. I have place name in such: HDB Knight, PTE Archer, Commercial Healer, Industrial Horseman, New Launch Wizard

2) Get equip with the right tools: Basic tools for all type of character is the same, such as property guru account, advertise in classified. However, different character need more enhance equipment, for me like Sengkang Featured Agent is for HDB Knight, as a add ons, if you are PTE Archer, you will need featured agents in the resale projects. Many different equipment that only their character will know.

3) Fight in the right Terrain: In the area of Singapore have separated in District and Estates name, different character have different strength in their own District or Estate. Learn to pick the right one and master your Character!

4) Rewards yourselves: Playing a game, a real game, you have to get REWARDED by certain target or goals that you have set in period, such as Quarterly and Yearly Target.

5) Team Level game: Its an advance level of game that you play with different character in your team and build an empire yourselves. This is what we call management level. People think I built a 340-agent team because Iโ€™m some great recruiter. Truth is I never set out to recruit anyone.

When I started, real estate was lonely. I wasnโ€™t looking for a team, I was looking for company. So I gathered a few friends with the same mindset, and we worked, learned and picked each other up together. Things moved faster, and honestly it just became more fun.

340 agents later, still the same thing. I didnโ€™t build a sales team, I built a crew. Luffy with a brokerage. What would your career feel like if you werenโ€™t doing it alone?

One condo launch. More than 80 units, sold by me. That launch taught me what I actually am. Not a property agent. A storyteller.

Most agents at a showroom just read out the facts. Price, size, floor plan. After a while the buyerโ€™s eyes go blank. They get tired. I stopped doing that. I started telling a story instead, the same story the same way every single time. Even the laugh landed at the same spot.

Even now, I do all the boring number homework before I meet you. So when we sit down, we can talk about your life. Not a spreadsheet.

Singaporeans are not scared of losing money on property. They are scared of their friends laughing at them for buying too high.

19 years of buyer conversations, and it is almost always the same fear under the surface. Losing money is private and you can earn it back. Being embarrassed in front of everyone, that one sticks. People remember it, and they talk for years. That memory runs the brain. Not the spreadsheet.

You cannot talk someone out of this fear with a spreadsheet. You fix it with a plan. The right home, for the right family, for the right number of years. Once the plan is right, the CNY table never even needs to know the price.

Iโ€™ve watched talented agents burn out in teams that treated them like a number. They hit every target and quit anyway.

Nobody says this out loud, but the grind model has a ceiling. People leave the moment a better split appears, and the leader spends every year rebuilding what just walked out the door. A crew that actually likes showing up doesnโ€™t have that problem. They stay, they bring people, the whole thing compounds. You donโ€™t get to over 300 agents by squeezing harder. You get there by building something people donโ€™t want to leave.

I never believed the lie that you have to choose between a team that wins and a team thatโ€™s good to be in.
