If you're a yield-focused investor, the location does the work for you. one-north's tenant pool is deep. Mediapolis, Biopolis, Fusionopolis, NUH. The land was bought before the precinct re-priced, so the entry psf still has room.

If you're a family looking for a lifestyle home, this one's harder to defend. MRT is a 5 to 10-minute walk. Weekend retail is still building. The precinct rewards work-adjacency, not weekend living.

Same project, two very different conclusions.

URA Q1 2026 final data: OCR non-landed prices grew 2.2% in one quarter. RCR did 0.8%. CCR did 0.6%. The suburbs outpaced everything.

Three structural reasons:
1. 13,480 HDB flats reach MOP in 2026, nearly double 2025's 6,970. That's a wave of upgrader cash hitting OCR.
2. New launches are setting new floors. Pinery Residences at $2,378 psf. Tengah Garden Residences at $2,120 psf.
3. A non-mature 4-room sale frees up roughly $150K to $200K in cash and CPF.

Run the math on a 900 sqft 3-bedder at $2,100 psf. That's $1.89M. Not cheap suburban anymore.

If you already own in OCR, your equity moved up. If you're a first-time upgrader, your target town just got harder to enter.

Easy read: "Tengah won, Vela Bay underperformed." That's the wrong read.

Tengah cleared because the price matched a deep upgrader pool. $980K entry, 90% Singaporean buyers, mostly from Bukit Batok and Jurong. Broad conviction.

Vela Bay is from $1.2M with a coastal premium. Buyers picked specific stacks and views. Targeted demand, not weak demand.

I told them to wait for the final number first.

24 April, the revised figure came in at 0.9%. OCR jumped 2.2%, the sharpest suburban growth in recent memory. Rentals also flipped positive at 0.3% after declining the prior quarter.

Flash estimates miss late-quarter transactions. The full data caught the strong March launches.

The market isn't stalling. It's just moving slower.

Tengah Garden Residences: 863 units, 99-year leasehold, right beside Hong Kah MRT (Jurong Region Line). Indicative $1,779 psf, 3-bedders from $1.588M. TOP September 2031.

The first-mover case is real: ACS (Primary) relocating by 2030, JRL phased open from 2027, JLD becoming Singapore's second CBD, 30,000 HDB flats reaching MOP across Tengah over the next decade.

The trade-off is also real. Town still being built. No estate amenities yet. Nearby ECs may undercut on psf.

Works for 7-10 year holders. Not for flippers.

First-mover is a time trade, not a shortcut.
