Don’t be fooled by “North-South Facing.”
One of the biggest misconceptions among homebuyers is that a north-south facing unit automatically means there’s no west sun.
The truth? Not necessarily.
Whether a home is affected by the afternoon sun depends on much more than its stated orientation. The building’s architectural design, site plan, surrounding blocks, balcony position, window placement, and even the floor level can all influence how much west sun the unit receives.
I’ve seen many “north-south facing” units that still experience direct afternoon sun because of the way the development was designed.
Before making one of the biggest purchases of your life, don’t rely on a single marketing term. Study the site plan, understand the building orientation, and whenever possible, visit the unit at different times of the day.
A little homework today could save you years of discomfort tomorrow.
