Last year, our team completed a minor Addition & Alteration (A&A) project for this conservation building, with works focused on refreshing and enhancing the overall environment while respecting the character of the property.

The scope included façade improvement works, repainting, waterproofing, signage & lightbox installation, tiling works, and other upgrading efforts to rejuvenate the building.

One year on, we are pleased to share that the completed works have remained in good condition following our recent inspection carried out as part of our defect liability obligations as the Main Contractor for the project.

We would like to thank our client for the trust and confidence placed in our team throughout the journey. As we mark the successful closure of this project, we also look forward to supporting the review and planning of further improvement works for the building moving ahead.

A timely reminder on the importance of prompt payment of maintenance contributions by Subsidiary Proprietors.

It is important for MCSTs to have prudent processes in place to monitor and recover arrears early, while also ensuring sufficient collection for both the Management Fund (MF) and Sinking Fund (SF). This is necessary to maintain healthy cashflow for daily operations, ongoing maintenance, and future major repair or replacement works.

Funds may appear “available on paper”, but without actual collection, the MCST may still face difficulty meeting its financial obligations.

Forced sale actions should always remain a last resort. In many cases, owners only step forward to settle outstanding arrears when such resolutions are tabled at a General Meeting. But by then, additional costs such as late payment interest and legal expenses would likely have already been incurred and back-charged to the owner.

Ultimately, timely contributions and prudent financial planning help ensure the estate remains financially sustainable, properly maintained, and well managed for the long term.

Yesterday, Building and Construction Authority (BCA) Building and Construction Authority (Singapore) conducted a compulsory workshop for Accredited Managing Agents, a timely and important initiative for the industry.

The session focused on strengthening competencies in areas such as structural & facade inspections and lift maintenance, equipping accredited personnel to be in a better position to manage properties safely and responsibly. With increasing emphasis on building integrity and lift reliability, having properly trained professionals is not optional, it is essential.

This further reinforces the importance of the Accreditation Scheme for the Strata Built Environment and the need for continuous upgrading of skills.

At Ocean IFM, we strongly believe in professional standards and ongoing training. Many of our team members attended the workshop yesterday, and those who were unable to make it will be scheduled for the subsequent run.

Continuous learning ensures we remain competent, responsible, and ready to serve our estates better.
