When an emergency happens, property management never sleeps.

Last night, one of the developments under our management experienced a vehicle fire at the basement carpark.

The moment the incident was reported, our team mobilised immediately. While emergency responders were managing the fire, our team was working behind the scenes, coordinating with SCDF, SPF, insurers, consultants, contractors and the Management Council, while also rendering assistance to affected residents and putting in place temporary measures to minimise disruption.

Today, the work continues. From arranging inspections, reinstatement works and service recovery to communicating with residents and planning the next steps, our priority is to help the community return to normal as quickly and safely as possible.

Many only see the Management Office during office hours. What is less visible is the commitment behind the scenes, being on standby 24/7, responding to emergencies and managing unexpected situations whenever they arise.

A big thank you to Building and Construction Authority (Singapore), Singapore Civil Defence Force and Singapore Police Force for their swift response and professionalism. We are also grateful to our Council members, consultants, contractors and everyone who has worked together to support the recovery efforts which is still ongoing.

Most importantly, thank you to our Ocean IFM team. Your dedication, professionalism and willingness to go the extra mile reflect what property management is truly about caring for people, not just managing properties.

A day to celebrate our people. A day to invest in our future.

On 17 July 2026, Ocean IFM held our very first Service Excellence & Professional Development Day, and what an amazing day it was!

We celebrated colleagues who have gone above and beyond in serving our clients and communities through our revamped Service Excellence Recognition Programme. Congratulations to all our Gold Individual and Gold Team Award recipients, you have truly set the benchmark for excellence.

We were also inspired by an engaging session from Christian Chua, who reminded us that success at work isn't just about surviving each day, but about learning, growing and thriving. His sharing on managing our emotions, embracing challenges and maintaining the right mindset left many valuable takeaways for all of us.
At Ocean IFM, we firmly believe that our people are our greatest strength. When we continue to learn, support one another and recognise good work, we create a stronger team and ultimately deliver better service to the communities we manage.

A big thank you to everyone who participated, and a very special appreciation to our Organising Committee for making this inaugural event such a memorable success.

❓Strata Living Q&A

Can an MCST control how owners use their own units?

This is one of the most common questions in condominium living.
The short answer is: Yes... and No.

🏢 Yes, an MCST may make by-laws to regulate the management and use of the common property within the development.

🏠 No, an MCST's by-laws cannot restrict a Subsidiary Proprietor's right to transfer, lease, mortgage or otherwise deal with his or her property, as provided under Section 32(9)(a) of the Building Maintenance and Strata Management Act (BMSMA).

So where is the line?

Think of it this way:

✅ The MCST can regulate matters relating to the common property and the enjoyment of shared facilities, such as:
Use of common facilities
Renovation procedures
Moving in and moving out
Safety and security measures
Keeping the common property clean and safe

❌ However, an MCST generally cannot make by-laws that take away an owner's statutory rights over his or her own unit, such as whether to sell, lease or mortgage the property.

What if there are disputes?

If there are disagreements over whether an MCST by-law is valid or enforceable, the Strata Titles Boards (STB) is the appropriate forum to determine the matter.

The recent clarification by the Building and Construction Authority (BCA) serves as a timely reminder that good strata governance is about balancing:
✔️ the rights of individual owners; and
✔️ the collective interests of the community,
all within the framework of the Building (Strata Management) Act B(SM)A.

It has been a very busy but fulfilling week!

Yesterday, we held our inaugural Ocean IFM Excellence Day, recognising the dedication and contributions of our team members. More on that in a separate post.

Today was three electronic AGMs running concurrently in the morning, followed by a physical AGM in the afternoon. We are pleased that all the meetings concluded smoothly.

One message we shared at one of the AGM:

Let us agree to disagree, or disagree to agree, while always respecting the decisions made by the majority.

More importantly, let us treat one another with mutual respect, civility, and a shared commitment to our community. While different views are natural in strata living, our collective focus should always remain on the common good and the long-term interests of the estate.

When we communicate openly, respect different perspectives, and work together, we build not only better-managed estates but also stronger communities.

That is the true win-win outcome for everyone.

A Journey Through Time – The Belmont (Formerly Maxima)

Some developments are more than just building, they are part of Singapore's architectural history.

Today, The Belmont at 1 Belmont Road is an exclusive 10-unit luxury development, retaining the unique concept of one residence per floor. What many may not know is that the site was once home to Maxima, completed around 1973, a pioneering residential development that introduced the concept of "Bungalows in the Sky" and redefined luxury high-rise living in Singapore in the 70s.

For Ocean IFM, this development holds special significance. Our Managing Director, Andy Lim, first became involved in managing this property in the early 2000s, at the beginning of his career in strata management. Subsequently, Ocean IFM has had the privilege of serving as the Managing Agent, partnering closely with the Management Council over the years. Beyond day-to-day management, we have also provided consultancy & project management for major projects, including the Lift Replacement, Electrical Works, Plumbing & Sanitary Works, Repair & Repainting, and Waterproofing works.

Quality buildings deserve quality upkeep. As developments age, continuous maintenance, timely renewal, and thoughtful upgrading are essential to preserve their value while embracing modern technologies and evolving residents' needs.

⚽🏆 *ASM Futsal Challenge Cup 2026*

With football fever in the air, it was fitting that we took part in the inaugural *ASM Futsal Challenge Cup*!

This time, we weren't competing for projects, appointments, or demonstrating our professional knowledge and service delivery. Instead, we met on the futsal court alongside fellow Managing Agent firms for a morning of friendly competition and fun.

We are proud that the Ocean IFM team, led by our Director Derek Lim, finished in *3rd place*🥉. But more importantly, every team was a winner. The event was about sportsmanship, building friendships, and strengthening connections within the strata management industry.

Despite the intermittent downpour, our spirits remained high and everyone thoroughly enjoyed themselves.

A big thank you to the organising committee for putting together a wonderful event, and to all our team members who participated and gave it their all on the field.
