Is the layout of a unit important? (Part 2)
In my previous article, I highlighted the importance of a good layout when choosing a property and how it can positively or negatively impact the outcome of your property purchase. (Just in case you haven’t read it, I have put down the link in the comments below.)
If you’re thinking, “Gilston, since you mentioned that the layout of a unit is important, should that always be my main consideration when I buy a property?” The answer is “No”, and here’s why…
The layout of a unit is what we call an attribute. And a property can have many attributes, for example, its location, the view, the floor level, the facing, nearby amenities and connectivity etc. While people tend to miss this, being priced correctly is also an attribute of a property!
Putting the price aside, a good property should have a mixture of good attributes with one or two main ones, such as its freehold tenure or the fact that it is an integrated development.
As important as the layout is, it shouldn’t be prioritised over attributes that are fundamentally more important, such as the location, the pricing, and how you will be able to get this property off your hands when it's time to do so.
In my opinion, the layout of a unit is more like the icing on a cake, or should I say the sambal chili on a plate of Nasi Lemak. 😂
Though the sambal chili is a crucial component to elevate the overall taste of the dish and can be the differentiating factor between a decent plate of Nasi Lemak and one that people are willing to queue hours for,
it makes no sense to queue for hours, worst of all, overpay for a plate of Nasi Lemak with the best sambal chili on earth, but comes an overcooked egg, bland rice and soggy chicken wings.
Knowing how to choose the best layout will allow you to pick out a winner from the condo which you have pre-determined as a good development, and if you are not sure how to determine if a development is good, you know who to call. 😉
