Good move by the authorities to actually do something, but IMO it’s already a step late as most development that has experienced delay have already obtained Temporary Occupation Permit (TOP) and rental have already soften on the ground.

Increasing the number of occupants allows in larger units will no doubt lower rental demands and increase the pressure of Landlords in a declining rental, high interest environment. Good news for businesses that need to provide accommodation for their staff though.

Auntie Kopi Siew Dai 半烧! 🙋🏻‍♂️

This would typically be how I order my coffee whenever I'm at the coffee shop near my place. For my non-mandarin speaking friends, “半烧” means I would like my Kopi warm or not so hot.

But usually, when it's between 730 to 930am, I prefer to have my coffee fixed at home instead of buying it because of the super long queue at the coffee shop.

During that window, there will easily be 10-15 people at any one time queuing up at the drink stall.

Sometimes, I think to myself, will someone pass by, look at the queue and think to himself, “Wow, so many people queuing there; the kopi should be very good!” 😅

To be honest, the Kopi at the coffee shop near my place is pretty decent.

Still, anyone that frequents the coffee shop will know that the long queue is caused by an increase in demand for drinks during the morning rush hour, and it's not because the Kopi that's being sold is exceptionally nice.

And to add to the problem, each coffee shop nearby is more than 400 meters away. (Limited Supply)

Likewise, when you are trying to analyse the property market, you see new condo launches selling out after one another with prices at all-time highs and high interest rates.

Have you wondered to yourself what is really happening out there?

Are the condominiums really that good?

Or are people rushing in to buy because there’s a pent-up demand with little supply available?

Or what if the buyers know something that I don’t, and I’m missing out on a good buy?

Without the ability to properly analyse the property market as a whole as well as the individual developments being launched, one can quickly come under “FOMO” ( Fear Of Missing Out) and make impulse purchases based on their emotions, and end up with a wrong purchase!

I hope the above will never happen to you.

Please remember that every one of us has different objectives, timelines, and financial capabilities. Therefore, what is good for others might not always be the same for you.

Only through in-depth market analysis and proper planning will you be able to make an informed decision that will increase the success rate of you picking the right property for nobody else but YOU!

Is the layout of a unit important? (Part 2)

In my previous article, I highlighted the importance of a good layout when choosing a property and how it can positively or negatively impact the outcome of your property purchase. (Just in case you haven’t read it, I have put down the link in the comments below.)

If you’re thinking, “Gilston, since you mentioned that the layout of a unit is important, should that always be my main consideration when I buy a property?” The answer is “No”, and here’s why…

The layout of a unit is what we call an attribute. And a property can have many attributes, for example, its location, the view, the floor level, the facing, nearby amenities and connectivity etc. While people tend to miss this, being priced correctly is also an attribute of a property!

Putting the price aside, a good property should have a mixture of good attributes with one or two main ones, such as its freehold tenure or the fact that it is an integrated development.

As important as the layout is, it shouldn’t be prioritised over attributes that are fundamentally more important, such as the location, the pricing, and how you will be able to get this property off your hands when it's time to do so.

In my opinion, the layout of a unit is more like the icing on a cake, or should I say the sambal chili on a plate of Nasi Lemak. 😂

Though the sambal chili is a crucial component to elevate the overall taste of the dish and can be the differentiating factor between a decent plate of Nasi Lemak and one that people are willing to queue hours for,

it makes no sense to queue for hours, worst of all, overpay for a plate of Nasi Lemak with the best sambal chili on earth, but comes an overcooked egg, bland rice and soggy chicken wings.

Knowing how to choose the best layout will allow you to pick out a winner from the condo which you have pre-determined as a good development, and if you are not sure how to determine if a development is good, you know who to call. 😉

Is the layout of a unit important? (part 1)

From time to time, you will see advertisements where the layout of specific units is highlighted as one of the selling points for a condominium.

So should you choose a condo or apartment over another because of the layout of the units?

Well, before I answer that question, I want to say that, Yes, layouts are important when choosing a property.

If you are buying the property for your own stay, a good layout will definitely enhance your enjoyment of the property by allowing you to have more space in areas that truly matter to you.

A unit with a good layout also feels bigger than it actually is, and is helpful for you to keep the purchase price within budget.

And if you are buying the unit for investment, the unit will a better layout will naturally gain more traction from tenants, especially if they both belong to a similar type.

Let’s take a 1 bedroom plus study for example.

If there are 2 different layouts for this 1 bedroom plus study type and both units are on the same level and have the same facing,

the unit with a better layout; for example, the study area can be converted into a 2nd bedroom, or the toilet has a dual entrance, or even if the layout which has more room to walk after placing a double bed will definitely be able to rent out faster or even at a slightly higher price!

This is why it's extremely important to have someone with relevant experience to guide you along when you are selecting your unit, especially if you are buying a Building Under Construction (BUC) unit at a show gallery.

Why? Because it’s very easy to miss out on details and the impact of it when you choose a unit based on floor plans alone.

Furthermore, the show units at sale galleries are often modified to make them feel more spacious (for example certain walls may not be built, and most of the time the bedroom and bathroom doors are not there.)
