🏙️ Could Singapore’s next generation of condos look very different?
URA is reviewing its Gross Floor Area (GFA) guidelines on the rules governing how much floor space developers can build.
Why does this matter?
✅ Greater flexibility could lead to bolder and more efficient building designs
✅ Heat-resilient features could create cooler, more comfortable developments
✅ Conservation owners may receive better incentives to retain heritage buildings
✅ Existing CBD schemes already offer up to 30% bonus GFA in parts of Anson and Cecil Street
✅ A new rebar-testing framework could reportedly reduce testing costs by up to 90%
Pontiac Land’s CEO also highlighted that Sydney allows heritage-l building owners to transfer and sell bonus floor space elsewhere making conservation more financially attractive.
If Singapore introduces similar flexibility, it could improve project viability and potentially create better-designed homes for future buyers.
