One of the primary contributors to June's sales was freehold development Sky Everton, where 134 out of the 262 units launched were sold, at a median price of S$2,523 per sq ft (psf).

"Despite the implementation of the cooling measures and heightened volatility arising from the escalation of the US-China trade tension, the return of confidence points to sound fundamentals, rising affluence and ample liquidity in Singapore real estate," said Ms Christine Li, head of research for Singapore and Southeast Asia at Cushman & Wakefield.

"Investors with a long-term view are fully cognizant of the value that Singapore real estate offers, beyond the vagaries of cyclical price movements and cooling measures," she added.

Recently, the Greater Southern Waterfront made the news again when Senior Minister of State for Trade and Industry Chee Hong Tat spoke of new government plans to expand the tourism offerings from Sentosa into the precinct, possibly making it the “Southern Gateway for Asia”.

As these redevelopment plans move closer to realisation, the public will have even more reasons for anticipation and celebrations.

Sustained Land executive director Douglas Ong said that of the 102 units sold as at Sunday night, 92 units were moved on the first day of booking, on Saturday. "The units sold were spread across one, two and three-bedders. This is a rare freehold condo launch near the city," he added.

Asia Gardens, in Everton Road near Spottiswoode Park, has been sold for S$343 million in a collective sale to a Sustained Land-led consortium that includes Ho Lee Group and other partners.

The development has a land area of 72,059 sq ft and a gross plot ratio of 2.8. It can potentially be redeveloped into a 36-storey residential condominium project with about 264 apartment units, subject to the authorities' approvals.

The site is close to the Central Business District and a short drive from Marina Bay, Clarke Quay, Orchard Road and HarbourFront. Asia Gardens represents probably the last freehold residential redevelopment site in the precinct. It is ideally oriented with north-south facing and units in the new development will be able to enjoy unobstructed panoramic views of the city skyline and sea beyond the Tanjong Pagar port area."
