Buy for own-stay, or buy for investment?

The most expensive mistake I watch buyers make is trying to do both with the same property.

Own-stay buyers focus on layout, school catchment, daily commute, neighbourhood feel.

Investment buyers focus on rental yield, tenant catchment, MRT proximity, resale liquidity.

Same $1.8M, completely different shortlists.

Try to solve for both and you end up with a property that does neither job well. Rents slowly because it's in a quiet enclave. Or rents fast but feels wrong for your family.

Home loan rates just hit a 4-year low. Fixed from 1.40%. Floating from around 1%. But before you switch off your HDB loan, read this.

Bank loans are cheaper today. On a $500K HDB loan, that's around $2,900 saved in year one.

Here's the trap most HDB owners miss. Once you leave the HDB loan, you can't go back. Even if rates climb past 3 or 4% again, you stay on bank rates for good.

In 2023, fixed packages hit 4.25%. That cycle will return.

Sell HDB first, or buy the condo first?
Get the order wrong and it can cost you $300,000 in upfront cash.
Three real paths upgraders fall into:

Sell, then buy. Zero ABSD. Cleanest cash flow. Needs interim housing.
Buy, sell HDB within 6 months. ABSD paid upfront, refunded after the sale completes. $300K locked on a $1.5M condo.
Spouse buys in single name. Only works if one spouse was never on the HDB title.

Path B is where most upgrader regret comes from. The $300K isn't lost. It's locked, often for half a year.

Q1 2026 is in, and the headlines lean negative. My read is different.

Private prices rose 0.9% q-o-q. OCR led at 2.2%. CCR rebounded to 0.6% from negative territory. HDB resale slipped 0.1%, the first quarterly dip in 7 years. But 412 HDB flats crossed $1M last quarter, a record.

This isn't a falling market. It's a splitting one. Different segments, different speeds.

The buyers who do well from here are the ones already financially ready. Not the ones waiting for a bottom that probably isn't coming.

Next 90 days I'm watching: OCR new launch pricing, HDB MOP supply absorption, and CCR foreign buyer flow.

Selling this year? Last year's pricing playbook won't work. Buyers will line up 3 to 5 comparable units before yours. Price to sell, not to chase a bidding war.

Buyers, supply gives you room in Punggol and Tampines. Dawson and Bidadari stay tight.

Forecast: 0 to 2% HDB resale growth in 2026. Cooling, not collapsing.
