A strong turnout for the GLS site at Serangoon North Ave 1 with 16 bidders, matched by bullish highest bid of $965 psf ppr from JV between Keppel and Wingtai.

Developers seem to be trying to outdo each other in their land bid prices. The highest bid is 16% higher than the price put in for the Serangoon Ville enbloc, and 36% higher than the land price for Forest Woods.

This works out to a breakeven price of just below $1,400psf and a potential selling price of around $1,700psf. It is hard not to believe prices will be up!!

Former HUDC estate Serangoon Ville sold enbloc for $499 million.

Serangoon Ville became the 6th successful enbloc in 2017. With 5 more months to the end of 2017, the number of successful enbloc already double that of the whole 2016. Serangoon Ville's successful enbloc further reinforce a recovery of Singapore's property market.

With sales volume picking up and limited GLS, developer stock are dwindling thus, the market is seeing greater and active participation by various developer in their acquisition for land . At $835psf ppr (inclusive of intensifying use), the successful land bid would probably see eventual lunch price of approximately $1350psf to $1450psf.

Moving forward, uptrend seems inevitable. So if one is still sitting on the fence, one appears to be vulnerable.
